As a Community Property Manager at Towne & Country Management, you'll be the driving force behind maintaining well-kept communities, ensuring compliance with regulations, and fostering a strong sense of belonging.The Community Manager is responsible for overseeing and managing the daily operations of a residential community governed by a Homeowners Association. This role involves maintaining the community's physical assets, enforcing rules and regulations, facilitating communication between residents and the HOA board, and ensuring a high standard of living for all community members.This position includes, but is not limited to, the following duties & responsibilities:Assist in Budget Preparation & Monitoring of Budgeted ExpendituresAssist in Collections & Delinquency MonitoringProcurement of Insurance / Risk Analysis / Risk ManagementPreparation of Bid Specifications for Community ServicesContract Procurement, Supervision of Subcontractors, Management of On-Site PersonnelBill Approval after review of contractors satisfactory work productCoordination of Work Order Requests & Follow UpSite Inspections of assigned communities to ascertain maintenance Issues & Rules Violations/MonitoringEstablishment & Implementation of a Preventive Maintenance ProgramGuidance with Long Term Replacement Reserve programs24 Hour Emergency Service On Call, except for scheduled vacationMaintenance of Community Files & RecordsPreparation for & Attendance at Board Meetings in the Evening hoursAssistance in establishing Policy & ProceduresAssistance in Compliance with Governing Documents & State/Local CodesOther General Administrative duties as required by T&C or T&Cs ClientsCMCA, AMS, or other certifications preferred*This role will require a portion of time spent onsite at the respective community, with the remainder of time spent in the Towne & Country headquarters based in Red Bank, NJ.
