Job Summary
The Marketing Director plays a pivotal role on the Resident Acquisition team, reporting directly to the VP of Marketing. This strategic position involves spearheading and executing initiatives to elevate our customer acquisition efforts, with a particular focus on strategic initiatives such as Build-to-Rent (BTR) and third property management, as well as oversight of listing operations management. We are seeking a passionate and strategic individual capable to advance corporate objectives, develop and execute comprehensive resident acquisition strategies with a keen understanding of operational drivers to meet leasing targets and maximize occupancy rates. This role involves cross-functional collaboration with associates in Investment Management Group (IMG), Operations, Leasing Property Management, Technology, and Marketing. We are seeking an individual with a passion for strategy and a track record of success in flawlessly executing and managing marketing plans to drive acquisition efforts.
What You'll DoEvaluate, develop, and implement strategic marketing plans tailored to new customer acquisition opportunities. Ensure alignment with our brand, resonate with our target audience, and continuous improvement in both processes and technologies within our marketing playbook.Maintain a comprehensive understanding of operational drivers within property management and utilize it to inform day-to-day business insights and recommended actions that drive resident acquisition efforts. Serve as the primary resident acquisition liaison to operations and IMG teams.Oversee and execute initiatives related to listing operations management, including professional photography and listing copy optimization. Collaborate closely with LPM to ensure listings are optimized.Drive enhancements to the digital decision journey for prospective residents, with a focus on improving email campaigns and website interactions.Manage, develop and mentor Marketing associates, providing coaching, guidance and professional development opportunities to foster a high-performing team culture.Maintain a profound understanding of prospect and resident behaviors, market insights, and operational dynamics to drive informed decision-making and support ongoing business growth.Lead and contribute to special strategic projects and programs.Who We're Looking For
Bachelor's degree in marketing or related field with a proven track record of 10+ years in marketing, strategy and/or customer acquisition.Strategic thinker with strong project management skills, attention to detail and ability to manage multiple projects at once.Track record of delivering results in a fast-faced environment.Significant experience in collaboration with internal teams, ability to influence without authority.Leadership experience including team development.Expertise in leading integrated, multi-channel consumer marketing initiative.Skills/Specialized
