Under the direction of the Chief Advancement Officer, this position is responsible to provide strategic and tactical leadership in the achievement of sales and marketing activities for Front PorchThrough well planned and executed policies, programs, campaigns, and initiatives, this position leads the team to connect with prospective residents and achieve maximum sales volume, census and occupancy for market rate communitiesDirect the work of the marketing team, inspiring creativity in planning and implementation of media planning and placement, creative services vendor recruitment and supervision, collateral and direct mail development, digital advertising, social media promotion, and management of all relevant external strategiesConstantly review and update the Front Porch communities value proposition (Identify the specific problem; articulate how to solve the problem; and communicate quantifiable benefits of the solution) through product, price, promotion and quality of the offering analysisResearch and evaluate market conditions recommending timely strategic updates to achieve effective sales activityAnalyze marketing results and sales activity against budgeted goals, collaborating with the marketing staff and the Divisional Vice Presidents to allocate resources to overcome challenges and achieve goalsAssess the pricing structure for each community regularly to assure value and competitive standingWork collaboratively throughout the organization to identify opportunities for marketing and sales and propose effective solutionsDirect and evolve the methodology for integrated marketing and sales plans to enhance Front Porch’s occupancy, ensuring that the methodology and plans are aligned with Front Porch’s overall business strategyAssure that community sales and marketing teams are trained and held accountable to standards, metrics, policies and proceduresSupervise the recruitment, training, and evaluation of department staff and training and evaluation of agency partners through coaching, counseling and providing feedbackDevelop and manage a culture of engagement and hospitality throughout Front Porch by influencing and training all staff how to participate in marketing and sales, and contributing to initiatives that help to build trust and retain residentsPerform all other related duties as assignedQualifications

2. Constantly review and update the Front Porch communities value proposition (Identify the specific problem; articulate how to solve the problem; and communicate quantifiable benefits of the solution) through product, price, promotion and quality of the offering analysis.

3. Research and evaluate market conditions recommending timely strategic updates to achieve effective sales activity.• Analyze marketing results and sales activity against budgeted goals, collaborating with the marketing staff and the Divisional Vice Presidents to allocate resources to overcome challenges and achieve goals.• Assess the pricing structure for each community regularly to assure value and competitive standing.• Work collaboratively throughout the organization to identify opportunities for marketing and sales and propose effective solutions.

7.
