The Leasing and Marketing Manager is a team leader. This person knows how to keep their teams motivated and excited about their community and achieving goals. This role is best filled by someone who enjoys a team dynamic and is passionate about sales. This person is outgoing, has a dynamic personality and a willingness to engage groups. The Leasing and Marketing Manager will train, motivate, and develop team members and establish goals for the teams. They will directly lead both the leasing and concierge teams. They are responsible for providing five-star, exceptional, customer service. This position reports directly to the Executive Director and provides onsite supervision while meeting and exceeding leasing and occupancy targets. This person is responsible for daily, weekly, and monthly reporting as set forth by the reporting guidelines and the Executive Director. Weekly calls to review leasing and marketing are required.

Familiarity with market competitors, local community, and current developments in the submarket will provide additional success in this role. Must be goal and sales oriented to maintain leasing and occupancy requirements. A sales environment changes frequently and being adaptable, flexible, and organized will help this person thrive is a fast-paced office.

What this opportunity entails:• Provide warm, friendly and inviting service while promoting the Kenect lifestyle.• Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to the leasing of multi-family apartments.• Manage and assist the leasing process, ensuring contract terms are clearly communicated with and agreed to by the client.• Maintain thorough product knowledge of the property and that of major competition through site visits/tours and telephone surveys.• Coordinate new resident move-ins creating positive and seamless move-in experiences.• Participate in outreach marketing activities, marketing materials,on-the-ground marketing efforts, community involvement, strategic partnerships and networking opportunities.• Assist with application verifications and ensure accurate and timely completion of lease file paperwork for the entire leasing team.• Lead, coach, mentor and train the leasing and concierge teams.• Prepare timely and accurate daily, weekly, and monthly leasing reports.• Participate in leasing calls with ownership and investors.• Assist and provide a fun and engaging experience for members at property events.• Set KPI’s for and coordinate marketing efforts for renewal/leasing events with Brand Experience team.• Lead social media marketing campaigns specific to leasing.• Regular marketing audits across all platforms for accuracy of advertising.• Actively manage competitive landscape and direct market dynamics to review and make pricing and incentive recommendations for new leases and renewals.• Maintain renewal tracker and ensure all renewal processes are consistently communicated in conjunction of renewal operating procedures.• Maintain company customer service standards. Respond to resident requests in a timely manner and work with residents to minimize and resolve problems and complaints. Follow through to ensure issues are resolved• Ensure that the grounds, buildings and units are fully functional, safe and attractive. Visually inspect grounds, buildings and units on a regular basis. Ensure units are always show ready.• Responsible for all sales coordinators and concierge schedules, ensuring proper coverage throughout the week.• Work collaboratively with Membership Manager regarding membership sales, bookings, and coverage.• Be a leader in the real estate community and attend local networking events and opportunities.• Attend required meetings and training seminars• All other duties as assigned

What we need from you:• 5+ years of managing leasing or sales experience in multifamily, student housing, hospitality or similar real estate industry• Experience with Yardi, CRM and Rent Café strongly preferred• Experience in Microsoft Suite of WORD, Excel, PowerPoint• Technology driven and understanding of technology• Comfortable being on video for business relations and social media• Keen attention to detail and ability to compile required reports timely• Strong leadership, organizational and communication skills• Professional business etiquette• Ability to work collaboratively and independently• Knowledgeable in Fair Housing, Americans with Disabilities Act and Equal Opportunity Housing laws, regulations, and procedures• Excellent customer service skills• Experience with concierge services preferred• Distinguished in all social media outlets• College degree strongly preferred
