Associate Director of Design Department

Planning and strategy of project development from the design effort through construction, obtaining Certificate of Occupancy and project closeout
Assist with oversight and coordination of design development from Schematic Design to Construction Administration Phases
Assist in the day-to-day management of development projects including the oversight of project contractors and consultants
Assist in negotiating and drafting contract terms and scope with design consultants and contractors
Assist Design Director to conduct regularly coordination meetings with the contractors and design consultants
Responsible for maintaining project schedule, ensuring milestones are met on time and within budget
Manage project documents including discretionary and non-discretionary approvals, agency releases/declarations/determinations, easements, covenants, tract maps, construction documents, A/E design and engineering plans and specifications, contracts/change orders, closeout documentation
Review drawings and attend weekly meetings
Review submittals and RFIs and changer orders
Requirements
A Bachelor's degree in Architecture, Engineering or Construction management required; Master's degree in Architecture, Urban Planning, Real Estate or Engineering preferred
A minimum of five (5) years of experience in building design, general construction, or project management required
A minimum of three (3) years of residential design/construction experience in New York City required, construction administration or condominium experience is a plus.
Skilled in review and analysis of construction documents during the design phase with the ability to extend knowledge to the construction of the project, monitoring adherence to construction documents
Strong interpersonal and communication skills, including persuasive writing and presentation skills
Demonstrated ability to independently manage multiple projects and effectively prioritize tasks under tight deadline
An advanced knowledge of Microsoft Office, Revit, AutoCAD, Adobe Creative Cloud is required
Self-motivated and able to take responsibilities
Chinese reading and writing skill is a plus
Registered Architect, Professional Engineer, LEED certification and PMP are desirable
