Do you think you've got what it takes to be CLEARLY better?The Job:Assistant Managers work to perform collection-related tasks for all balances owed to the community and act as Community Manager in his or her absence. Additionally, Assistant Managers work to attract potential renters, present apartment homes to prospective residents, persuade them to lease, and assist with the process of leasing and moving into an apartment home within the community. Also, Assistant Managers work to ensure a positive resident experience while living in the community throughout residency and move-out. ensure same knowledge in leasing staff.Oversee and direct efforts to maximize rental income and high occupancy through sales and marketing plans.Show, lease and move in prospective residents.Update unit availability daily to provide an accurate list of unit availability to the leasing staff.Adhere to the CLEAR Property Management standard operating procedures.Receive and collect all rent and receipts in accordance with company standards.Provide clerical and phone support.Maintain all resident files, ensuring completeness and accuracy of all paperwork and documentation.Maintain a calendar of scheduled move-ins, ensuring all move-in appointments are completed and all apartments inspected and compliant with established standards prior to move-in.Prepare and deliver all legal and formal notices in accordance with state law and company standards, including but not limited to late notices, change in term notices, and notices of violation of community rules and regulations.Demonstrate ability to resolve resident complaints and direct pertinent issues and matters to the Community Manager.Input all cash receipts to appropriate income accounts in the community management system and prepare and generate a list of deposit receipts and amounts in accordance with company standards.Initiate all necessary evictions by preparing copies and forwarding all appropriate paperwork for legal evictions or other legal proceedings; ensure all evictions and legal proceedings are followed through to completion.Ensure timely collections of all rent receipts through the preparation and distribution of delinquency reports to the Community Manager.Effectively convey ideas, images, and goals to a diverse group of personalities.Ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate.Must possess a positive attitude and the ability to smile under all circumstances.Achieve Fair Housing certification prior to interaction with prospects and residents.Participate in training in order to comply with new or existing laws.Be able to work evenings and weekends.Present self in a neat, clean, and professional manner at all times throughout the workday and /or whenever present at the community.Other duties, as assigned.OPERATING SKILLS, KNOWLEDGE & ABILITIES:Skills & AbilitiesAttention to detailBasic understanding of multifamily housing, property management, and Fair HousingAction and results-oriented, enthusiasticStrong customer service, communication, and interpersonal skills requiredExcellent organizational skillsPositive, can-do attitude with a commitment to excellencePioneering spirit/driveAbility to meet stringent deadlinesTeam-oriented with the ability to work independently on occasionSuperior sales skillsLeadership skills and coaching abilityExcellent written and verbal communicationAbility to read, analyze and interpret all forms of informationAbility to accept and learn from constructive criticismWell organized with the ability to prioritize and multi-taskDemonstrates tact and diplomacyResourceful, creative, decisiveStrong administrative and organizational skillsAbility to deal effectively with a diversity of individuals at all organizational levelsKnowledge of state law as it relates to the handling of Security Deposits and other resident-related fees and chargesGood understanding of basic accounting practicesAbility to lift a minimum of 25 lbs.
