We are currently seeking an experienced and qualified Community Manager to join our team in Yuba City, CA and to live on-site.We provide a workplace where our associates are empowered to take initiative, and there is a distinct culture of learning and development.We are looking for a Community Manager with a dynamic personality and with a want to give back to the area! In this role you will be responsible for the overall operations, including the day-to-day implementation of policies, procedures, and programs to ensure a well-managed and maintained Community. Ensures compliance with all applicable regulatory agencies and federal, state, and local laws; maintains a supportive environment for all residents; manages site staff and their duties, interacts with, and supervises vendors. The ideal candidate will be familiar with the demographics of the Yuba City area and will have Affordable Housing experience-Tax Credit ( LIHTC) and also PSH experience.Responsibilities:Hires, supervises, trains and evaluates and develops staffProvides daily leadership for the teamIdentifies appropriate contractors, defines scope of work and obtains necessary bidsPerform property inspections to maintain curb appeal and to assess any maintenance issuesOversees maintenance program including supervision, inspections and monitoring work ordersAddress resident concernsPrepare annual budget, monthly variance reports and process invoicesProcesses invoices in Yardi and submit for paymentCreate a positive company cultureProvide daily/weekly/monthly reports as required by Regional ManagerPromptly report property liability claims, employee workers compensation claims, and property loss claims according to company policyApprove payroll for all staff members including commissions and bonuses when/if applicableAdvocate Risk Management initiatives for employee safetyQualifications:At least 2 years should be in a supervisory position2 + years with Tax Credit program experience and PSH experience are requiredClear understanding of General Ledgers, budgetingClear grasp of federal fair housing laws and any applicable local housing provisionsProficient in reading and writing EnglishAbility to work effectively with common Microsoft software applicationsOnesite and Yardi experience preferredExceptional customer service abilitiesAbility to empathize with residents and staff while still enforcing community rules and policiesExcellent problem solving, listening and reasoning skillsAperto Property Management, Inc. offers a full benefits package, including medical, dental, vision, and life insurance.
