Role DescriptionSterling Homes, a luxury custom home developer seeks a talented and motivated designer specializing in Interior Architecture.The ideal candidate will have 5+ years of experience in residential interior design; with excellent presentation and drafting skills. The designer will work under the Head of Design and oversee all aspects of the design process - from schematic design to construction documentation and management. The designer will be expected to develop a visual presentation of the design concept and ensure proper execution of that design concept.ResponsibilitiesFormulate preliminary space plans, design concept studies, and sketches that integrate the firm's needs and are based on knowledge of the principles of interior design and the requirements of a typical high-end customer.Research, analyze, coordinate, and develop all contract documents including design presentations, mood boards, 3D Models & Visualization, rendered floorplans and elevations, specifications and drawings, construction drawings and specification packagesPrepare specifications and schedules with accurate product information for all millwork, casework, appliances, plumbing, hardware finishes, and accessoriesPrepare construction documents, consisting of plans, elevations, details, and specifications; reflected ceiling plans and lighting designs; materials and finishesReviewing shop drawings, coordinating with consultants, manufacturers, and contractorsManage the purchase schedule process for all finish materials including out-of-country vendorsPerforming field visits/measurements and construction project management services including site visits, reviewing actual construction, and completing punch listsCoordination and collaboration with other design professionals who may be retained to provide consulting services, including but not limited to architects, 3D designers and landscape designersObservation and reporting on the implementation of projects while in progress and upon completion, as a representative of and on behalf of the firmRequirementsDegree in Interior Architecture or Interior Design or equivalent experienceMinimum of 5+ years of residential interior design experienceComprehensive knowledge of Interior Architecture (IA) scopes in residential standardsExcellent presentation skills, including space planning and drawing.Proficiency in AutoCAD, Photoshop, and SpreadsheetProficiency in Sketchup or 3DS Max (or similar 3D modeling software), Enscape or similar rendering plugins or the ability to work closely with our 3D DesignerStrong experience in management and coordination of construction with strong knowledge of construction detailing, materials,, fabrication, and interior finishesExperience selecting and specifying cabinetry, stone scopes, appliances, plumbing fixtures, door and cabinetry hardware, materials, and interior finishes.Must have excellent communication skills to interface with consultants, vendors, and contractors.Ability to field measure and document building conditionAbility to interact effectively with the design team on multiple projectsProficiency in Chinese / Spanish to coordinate with vendors/contractors is a plusHybrid working style with a mix of working from home, office, and site/store visits.Please include a link to your portfolio in your application
