JOB SUMMARY: The marketing manager is responsible for the design and execution of the division's marketing plan. Working with the sales team, this position will be responsible for community specific marketing initiatives that will ultimately drive increased traffic, resulting in higher sales volume.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Marketing Plans: Develop, recommend and drive the implementation of quarterly and annual marketing programs for assigned local divisions.

Review regular market research and advise division leadership on market trends and opportunities.

Create, support and facilitate development and execution of local marketing plans.

Marketing Promotions: Create, plan, and execute weekly customer events, promotions and advertising concepts to increase brand awareness and increase traffic to communities.

Create customized marketing programs for each specific community within the division.

Develop annual and quarterly marketing "calendar of events" for the division

Plan, organize, and deliver marketing events for current and new communities. Work with various vendors to provide creative and engaging events.

Review and select corporate approved promotional materials for all assigned communities.

Research, select and monitor the use of human directional vendors to assist in driving traffic to current and new communities.

In conjunction with Corporate Marketing, continue to evaluate, recommend and execute various e-marketing initiatives from a local standpoint, including the use of the company website and other social media sites.

Performance Management and Development:

Recruit, hire, and retain Marketing personnel.

Establish performance goals for each employee and continuously monitor and communicate results.

Ensure timely completion of all performance reviews for direct reports.

Identify team performance gaps and development areas, and offer training or coaching solutions to narrow the gap. Ensure all individual required training is completed.

Conduct regular team meetings to discuss goals/strategy, celebrate successes, and share best practices.

Marketing Budget: Work with division leadership to establish and execute the division's marketing budget including event planning, promotional materials, human directionals, & other outreach methods.

Metrics:

Regularly visit KB Home and competitor communities throughout the division to evaluate trends and competitor data.

Ensure the ongoing collection of relevant marketing data for purposes of future evaluations.

Develop and monitor extensive traffic reports by community for comparison purposes.

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:

Education:

Bachelor's degree in advertising, marketing or communications or business required.

Experience:

3+ years in-house corporate or agency experience in Marketing (national, regional, and/or local)

Prior experience in Real Estate industry preferred, ideally in Residential Homebuilding

5 years of management experience preferred

Knowledge, Skills & Abilities:

Extensive knowledge in every aspect of marketing strategies to achieve organizational objectives and ultimately strengthen our brand.

Strong understanding of market dynamics, customer and requirements.

Strong leadership abilities, including strategic planning and goal attainment.

Strong project management skills

A demonstrated ability to work creatively and cooperatively in a fast-paced environment and to respond immediately to issues. Innovative!

Strong verbal and written communication, with the ability to take complex concepts and communicate succinctly and accurately.

Strong Business Acumen.

Work Requirements:

35% local travel required.

Conduct business in a professional and ethical manner to potential buyers and external brokers to reinforce goodwill and profitability for the company.

The position is located at the KB Home division office: 320 120th Ave.NE Suite 202, Bellevue, WA 98005 #LI-onsite

COMPENSATION AND BENEFITS:

Base Salary: The expected base salary range for this position is $95,000 - $115,000 per year depending on experience, paid semi-monthly

Bonus: This position is eligible for an annual bonus program
