Develop and manage all financial and revenue goals, including annual budgets, in accordance with financial key metrics.Provide monthly analysis and explanation of variances.Coordinate resident move-ins and move-outs, as well as approve and execute all leases.Enforce the terms and conditions of the lease, including court appearances/testimony as needed.Negotiate/Manage/Facilitate service providers to ensure top quality work is performed in compliance with the contract and in a timely manner.Proactively resolve resident requests and issuesEnsure the highest level of customer experience and identify areas of opportunity.Manage accounts receivable to ensure timely collection of rent by following company policy for non-payment and provide monthly accounts receivable comments.Ensure all legal paperwork and actions are in process by working independently or with legal or accounting departments.Review and provide approval for vendor invoices; ensures all team approvals have been managed within their own established thresholds.Prepare and present business plan results to senior leadership.Prepare, review, and understand respective market area, which includes having knowledge of competitive properties, local business conditions, and any other conditions that have an impact on the operation of the properties.Other duties as assigned.Supervisory Responsibilities:

Directly supervises property staff assigned to the property including but not limited to maintenance, leasing staff.Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.Special Position Requirements:

Depending on the size of the property, may be required to live on-site as a condition of employment for the convenience of the Company. Housing agreements will be provided with additional information and requirements.Must have and maintain a valid California driver’s license, vehicle insurance coverage limits, and driving record in compliance with Company policy.Ability to travel within and outside the county as needed.Qualifications:

High School Diploma or equivalent required5+ years of experience in multifamily industry2+ years of experience as Community/Resident ManagerSupervisory background with consistent management of all property related aspectsUnderstanding of landlord tenant law to include Fair Housing LawsMust be flexible to work after-hours in emergency situations.California Real Estate Sales license recommended.Bachelor’s degree strongly recommended.Bilingual skills a plusSkills:

Effective administrative, organizational and time management skillsProfessional image coupled with strong interpersonal communication skills (verbal & written) to interact effectively with prospects, residents, peers, and management.Working On a Computer knowledge of Microsoft Word, Excel, Outlook, Yardi VoyagerMust be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course of action.Ability to effectively communicate with residents, vendors, and individuals across the organization.Outstanding orientation for customer service with the ability to stay calm when addressing resident concerns.Ability to prioritize demands, organize time and resources to deliver solid and consistent results for the business and bring assignments to successful completion.Punctuality and regular attendance as scheduledEnsure compliance with time management policies including meal and rest periods.Ability to read and write English, speak, and understand spoken English.
