JOB SUMMARYThe Marketing Director manages the overall Quinn marketing strategy and implementation for our communities and Quinn corporate branding.JOB RESPONSIBILITIES

(Major responsibilities of the job)Marketing Strategy and Leadership:Enhance operational propensity to achieve business objectives, KPIs, NOI, and leasing goals through a high-touch marketing strategy.Oversee a team of marketing experts responsible for the strategic plan and optimal marketing mix across channels to maximize lease conversions for the Quinn portfolio.Ensure consistency of the customer experience across all regions related to marketing support.Property and Corporate website design and maintenance.Quinn Residences Brand AmbassadorBusiness Intelligence:Deliver deep insights on marketing performance and ROI across the organization and structured portfolios.Set and maintain high standards of analytic rigor in partnership with the team to drive and support strategic work, facilitate dialogue, and inform strategy.Strategic Leadership:Drive occupancy and ROI by guiding the development and implementation of marketing and branding programs for all communities.Integrate marketing and sales efforts by leveraging consumer insights and expertise in sales tactics.Partner with the operations team to develop relevant training materials that support sales efforts with a marketing strategy perspective.Work closely with various departments, including Operations, Acquisitions, Facilities and Construction to ensure a seamless and cohesive customer experience throughout all interactions with the brand.Maintain partnerships with executive leadership, operations, and vendors to ensure consistent execution of company standards and vision across all channels and assets.Work closely with senior leadership to foster collaboration and alignment around work agendas, processes, SOPs, findings, and implications, driving property marketing efforts towards action.Own, plan, delegate, execute, and synthesize strategic work related to operational-property marketing support, balancing the "Big Picture" with detailed initiatives.Define portfolio-level strategic initiatives, monitor sub-market trends, and make necessary adjustments to maximize traffic and closing performance.Consult with creative, marketing managers, interactive, and public relations teams to ensure objectives are understood and deadlines are met under the leadership of the CEO or COO.Focus on generating new ideas through creative strategy, researching, and recommending new opportunities and marketing channels.Team Relations / Asset Management and Development:Ensure positive and stable team relations with high-touch engagement as needed.Actively participate in business development.Travel to communities and events as needed.Work independently to complete tasks efficiently.Collaborate effectively with the team.Utilize systems/tools to complete work in a timely manner.Perform other duties as assigned.JOB REQUIREMENTS

(Knowledge, Skills, Experience, Education, and Physical Requirements)Bachelor's degree or a related educational degree or certification.Minimum of 10 years of related experience and/or training; or equivalent combination of education and experienceExperience working in Single Family, Multi-family or Build to Rent Property Management preferred.Experience in a management role, preferably within a context of organizational change or centralization.Experience in training and mentoring a large team of associates.Excellent ability to grasp complex processes and systems quickly.Strong analytical skills with a proven track record in identifying process improvements.Exceptional communication and presentation skills, capable of conveying complex information in an accessible manner.Ability to work collaboratively across teams and adapt to feedback.COMPENSATION & BENEFITSSalary and bonus dependent on experienceMedical (company funded), Dental & Vision Insurance401(k) plan including company matchDiscretionary Time Off and Company HolidaysCell phone & fitness reimbursements, and discounted rent at a Quinn community
