The Director of Sales and Marketing is responsible for planning and directing the organization's leasing, marketing, and sales policies, objectives, and initiatives specific to new homes, commercial retail, and multi-family lease up. The individual is also responsible for leading the Student Housing Program at Campus Town (TCNJ).Marketing and Sales

Collaborate with EVP, COO, and other senior officers to determine the feasibility of new home communities.Work with other department heads during the due diligence period of targeted communities.Work with Construction department to establish product cost for homes, options, and home sites.Select model sites at new home communities and decor/furnishings for models within the designated budget.Design, furnish, and accessorize community house and amenities.Establish marketing plans for each community and implement strategies to increase awareness and promote sales.Maintain tracking system of potential buyers to develop appropriate advertising strategies and programs.Develop and implement programs for grand openings, previews, etc.Manage residential home sales for new PRC communities.Work with homebuyers to complete home purchases including recommending available options to customize homes and following up with construction.Provide sales support and management to on-site sales agents to achieve company's projected sales goals.Perform other related duties as required and assigned.Student Housing Program at Campus Town (The College of New Jersey)

Provide direction and leadership to the Campus Town program staff.Responsible for maintaining full lease out for retail space.Facilitate and maintain relationships with TCNJ Administration and President.Maintain relationships and work with Campus Town retail clients to promote events and facilitate traffic and profitability.Foster and maintain college relationships (students, parents).Must be able to dedicate two days each week at Campus Town.Knowledge, Skills And Abilities

Knowledge of residential real estate industry and trends including contracts, disclosure requirements, and compliance with state and federal regulations.Knowledge of custom home options, pricing, and configurations.Possess "closing" capabilities.Excellent interpersonal, communication, presentation, and customer relation skills.Ability to mentor and motivate sales agents.Ability to multi-task and prioritize tasks to meet corporate goals within desired timeframe.Proficient with Microsoft Suite and Leasing Software (Yardi, StarRez).Education And Work Experience

Must have an active New Jersey Real Estate License.Sales experience of luxury homes in the New Jersey market.Bachelor's degree, MBA desirable.Experience directing the activity of sales associates.Marketing experience.
