Increase your chances of reaching the interview stage by reading the complete job description and applying promptly.PRIMARY OBJECTIVE:Coordinates all departmental leasing efforts and directs Leasing Consultants to achieve and exceed established business goals.PRIMARY RESPONSIBILITIES:This position entails complete immersion in the leasing effort, managing the process and assuming a commanding departmental leadership role. The Director of Leasing is expected to have direct involvement with all prospects and to build a relationship with existing residents to encourage referrals and ensure high retention/renewal rates. This is a position requiring active, vigorous leadership and foresight;Functions as a key member of the property's management team;Drives productivity. Sets realistic goals, quotas and achieves them."Rolls up sleeves" and leases alongside others in the trench. Leads by example.Ensures the training and development of the sales and leasing department.Conducts documented training sessions. Responsible for the performance management and productivity of the employees within that department.Coaches and counsels employees on a consistent basis, ensures a healthy, prompt communication flow; monitors subordinates and helps close sales whenever possible.Develops effective policies, procedures and sales techniques.Ensures that the sales personnel are achieving their revenue goals through daily "stand-up" meetings, weekly team meetings and monthly production appraisals.Reviews individual achievements, plans for day, following week, goals for month and quarter.Reinforces required focus, establishes priorities.Develops, instills and supports a team attitude among all employees.Meets all prospects and ensures proper and prompt staff follow-up on all leasing opportunities;Reviews/approves all applications. Works closely with Wellness Center on all admission screenings.Takes complete ownership of RHS/Salesforce software. Ensures that all departmental activities are recorded accurately on a daily basis, information is entered correctly and in a uniform manner. This includes tracking of team member's tasks, tours, prospects, marketing events, move-in planners, etc. Reviews the weekly consolidated reports with a critical eye.Ensures the files and records required by established property and company standards are maintained at all times.Prepares marketing activity reports and presents to executive management.SECONDARY RESPONSIBILITIES:Works closely with inside marketing efforts and outside agency on marketing events and sales strategies.Creates and facilitates presentations. Presentations may be created in house or investigating outside presenters who are experts in field. Live and webinar format.Organizes annual Well-fest and helps to secure and solicit vendors.Assists and is involved in creation of collaterals, newsletter, resident programming, etc. Assists in the development of marketing promotional pieces.Helps plan and oversee advertising and promotion activities including print, online, electronic media, and direct mail.Generates leads, develops new accounts, and consistently looks for creative ways to market the community.Networking, outside sales, community outreach.Establishes and maintains relationships with industry influencers and key strategic partners.Cements relationships with A Place For Mom, local residential real estate brokers, discharge planners, community organizations, etc. to maximize potential lead generation.Ensures that leasing office space, models, conference room and sales centers are presentable, functional, and well stocked with applications, brochures and required collaterals.Maintains a professional, caring and ethical image for the property and department at all times.Ensures productive liaison between leasing departments and other departments.Researches and updates Competitor Analysis and assesses general market conditions while staying current with the industry trends;Possesses in-depth knowledge of our product. Able to convey all features of the property, amenities, apartments, neighborhood and community accurately.Requirements:Experienced, knowledgeable leasing professional with solid sales skills and proven, successful track record. Demonstrated closing skills;Strong leadership and supervisory skills. Able to effectively mentor subordinates.Possesses market and industry specific knowledge and experience.Self-motivated, driven, and enthusiastic about the senior housing industry; Working knowledge of computers, Outlook, Microsoft Office. Experience with Enquire/Aline and/or Yardi a plus.Excellent verbal and written communication skills.Strong organizational and interpersonal skills;Bachelor's Degree from an accredited college or university is preferred.
