Grade 3: Range: 70,000 to 85,000 doeJob Summary:This position is responsible for managing all operational aspects of the Design Center to ensure new homebuyers are provided exceptional support and guidance in the selection of all options including, but not limited to, cabinets, flooring, appliances, countertops and landscaping, as well as in the selection of colors, textures, finishes and styles. Additionally, the role involves monitoring all purchasing, vendors, invoicing, take offs, change orders, credits, discounts, and payments with purchasing and accounting departments.Essential Functions/Accountabilities:Provides effective leadership to the staff of the Design Center/s to ensure all goals and objectives are met in accordance with company policies and procedures;Manages staffing, training and performance evaluations to develop and improve the productivity of Design Center staff;Addresses disciplinary and/or performance problems according to company policy;Reports quarterly on industry design trends and selections from competition;Manages product and option development to ensure selections/products are current with market trends and remains innovative and competitive;Makes recommendations for additions/discontinuation of options based on quantifiable data;Manages product binders ensuring included features and options are current;Manages the purchase and inventory of all staging and relevant design materials;Manages the coordination of staging of inventory homes working closely with production field and sales team;Manages the data input of the starts process for inventory and sold homes;Manages all reporting to ensure that all design information is timely and accurately relayed to the production field for timely and accurate production;Works closely with external designer to ensure all new model complexes are completed appropriately;Manages model home and staging budgets and variances to budget;Evaluates and implements ways to increase the sale of product upgrades;Maintains the Design Center to ensure it provides an excellent presentation to the homebuyer and is functional, organized, user-friendly, and effective;Coordinates new homebuyer meetings;Maintains effective lines of communication between homebuyer, sales agents, purchasing, superintendents and related personnel;Maintains excellent working relationships with all company departments to ensure company goals and expectations are met;Provides improvement suggestions for existing departmental procedures or innovates with new ideas;Analyzes and controls expenditures of the department to conform to budgetary requirements and efficiency improvement;All other duties as assigned.Minimum Requirements:

Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.Bachelor’s Degree and five or more years of related experience or the equivalent combination of education and experience in interior design and/or purchasing;Residential and Multi-Family Design and Construction industry experience preferred;Proven leadership experience;Knowledge of construction categories and materials;Demonstrated ability to problem solve and analyze;Demonstrated ability to time manage and work under tight deadlines;Demonstrated experience in managing multiple tasks in a fast-paced environment;Demonstrated ability to develop and motivate a team;Demonstrated ability to effectively present information and respond to questions from groups of managers, clients, customers and the general public;Demonstrated organizational skills and attention to detail;Ability to write reports, business correspondence and procedure manuals;Ability to travel to multiple locations in a single workday;Proficient in Microsoft Excel, Word, Power Point and Outlook;Experience in Adobe Photoshop, Illustrator, and InDesign: preferred but not required;Excellent communication and collaboration skills;Professional appearance with regular and consistent attendance;Ability to remain calm, focused, positive and cheerful while changing direction and priorities frequently;Ability to manage difficult customers in a friendly and effective manner;Basic computer and keyboarding skills;Works closely with the sales, warranty, marketing and production departments;Able to work weekends.Supervisory Responsibility:This position manages all employees of the department and is responsible for performance management.Work Environment:This job operates within a professional office environment with some exposure to the field. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
