Brookfield is committed to the development of our people through challenging work assignments and exposure to diverse businesses.Job DescriptionYour TeamBrookfield Properties is seeking an experienced Marketing Manager to develop and implement effective marketing strategies that drive traffic and home sales in our master-planned community Riverlights in Wilmington, NC. The ideal candidate is equally proficient in leading day-to-day marketing activities and collaborating on long-term strategies to achieve community goals while meeting the ever-changing needs of our customers. We are looking for a self-starting, multi-tasker who operates at a fast pace, is engaging, works well with a team, and enjoys customer facing interactions.Your Key DeliverablesManage the development and evolution of a strong, differentiated community brand and ensure “on vision, on time, on budget” delivery at every customer touch point.Lead the day-to-day management of the community’s agency of record, public relations and social media firms, with strategic direction and support from VP, Marketing.Work with VP Marketing and agency of record to establish brand positioning, identify target audiences and develop marketing plans with specific objectives and goals across multiple channels and segments.Analyze customer insights, consumer trends, and market & consumer research to build successful strategies.Review current marketing strategies to evaluate effectiveness against goals and established KPIs; recommend strategic and tactical changes to optimize campaign performance.Run and analyze data and trends using company database systems and third-party research resources, including SalesForce, Tochi (proprietary), Power-Bi, Kantar, Zonda, and John Burns, to identify customer and market insights; leverage insights to influence marketing decisions, product segmentation, community programming, etc.Serve as the “voice of the customer” for the Riverlights’ project team, ensuring the needs of the customer are considered as part of community planning.Maintain pulse on the Wilmington market, including demographics, job growth trends, housing activity and inventory, and the like; compile and present data as needed.Develop annual community marketing plan, including traffic and sales goals, creative and media strategies, public relations, builder relations, Realtor relations, events, CRM strategies, and competitor analysis.Establish and track annual marketing budget.Oversee customer engagement CRM program including nurturing strategies, content development, and understanding of Salesforce and Umbraco platforms.Ensure marketing initiatives and goals are aligned with the overall community, division, and company-wide objectives.Coach and mentor Marketing Coordinator and provide clear direction and support to implement marketing initiatives.Build effective relationships with internal and external stakeholders, including the Riverlights’ operations team, executive team, builder partners, investors, consultants, residents, etc.Support overall team development through sharing of expertise, best practices, and information.Recruit, select, and organize training of new team members.Guide the HOA teams in the development of social and recreational programs and events designed to activate community life.Develop strong relationships with the HOA Management Team to ensure an excellent community customer experience continues after move-in.Must HavesCollege degree in Marketing or Advertising preferred.4+ years of experience in real estate development, hospitality, resort, or retail environment.Excellent leadership skills and proven ability to manage and mentor a team.Ability to operate cross-functionally, influence, and earn the trust of a diverse set of stakeholders.Understanding of CRM system and the ability to effectively direct content writers in delivering strong, relevant content.Extensive experience with digital and social media.High attention to detail and ability to manage multiple, competing priorities simultaneously.Experience in managing budgets/cost control, planning, prioritizing, and organizing work to meet goals.Self-disciplined with excellent time management skills, highly organized and flexible to achieve results.Advanced communication skills, including verbal, written, presentation, and training.Strong analytical skills and ability to condense relevant data into key insights.Your Opportunity - USWe are proud to offer our employees what they value most:Competitive compensationExcellent extended medical, dental and vision benefits beginning day 1401(k) matching, vesting begins day 1Career development programsCharitable donation matchingPaid Volunteer HoursPaid parental leaveFamily planning assistance including IVF, surrogacy and adoptions optionsWellness and mental health resourcesPet insurance offeringA culture based on our values of Passion, Integrity and Community#BPDGBrookfield is committed to maintaining a Positive Work Environment that is safe and respectful; our shared success depends on it.
