The

Division Marketing Specialist

will Champion local marketing programs and initiatives by providing marketing expertise to the division, primarily in support of leasing efforts, while keeping a keen eye on maintaining Highwoods brand standards.

Work Performed

Serve as the day-to-day liaison between local marketing and corporate marketing resources

Champion division marketing programs and initiatives and provide periodic project updates by attending regular communication meetings with the corporate marketing team

Achieve a detailed familiarity of all properties and suites within the market

Research the local market to gain a solid understanding of commercial office real estate data and industry trends

Act as the go-to resource for up-to-date, accurate research and market information

Gain a thorough understanding of the HIW brand and portfolio to apply to all work, including evaluating logo usage and placement for all divisional needs

Develop marketing plans for the division and drive the day-to-day implementation and tracking

Lead the development of the marketing budget with input from division leadership and Corporate Marketing Manager

Develop, create content and maintain updated marketing materials, including brochures, emails, website, data sheets, floor plans and more

Manage and maintain market information on highwoods.com including quarterly checks, building additions/removals, suite/floor information and update photography as needed

Manage ongoing email campaign strategy and communicate same/work with Corporate Digital Marketing Coordinator for successful implementation

Research/create content for prospect email campaigns, utilizing programs to maximize targeted audience

Encourage social media presence at the market level

Evaluate local and regional speaking/media opportunities

Draft press releases for the market, to be approved by the division leadership and the corporate office

Participate and strategize community engagement efforts for the division; partnering with the team and the Highwoods Helps committee

Evaluate all public relations activities for the market

Create market presentations as needed

Assist with leasing proposals that need graphic enhancement

Produce/support Corporate Marketing with responses to Request for Proposals

Prepare vacant spaces for property tours as well as coordinate property tours for prospective customers

Manage CoStar and LoopNet presence, keeping data current and graphics updated

Collaborate with other departments to develop a higher standard and best practice approach to the customer experience

Plan/coordinate broker and customer events; coordinate with property management during event planning.

Other duties as assigned.

Job Requirements:

Team player with the ability to work independently, manage priorities, attend to details and meet deadlines

Advance proficiency with Creative Suite publishing programs (InDesign, Photoshop and Illustrator) in addition to Word, Excel and PowerPoint

Strong project management skills

Strong customer service orientation a must

Creative thinker and problem solver with strong interpersonal skills

Excellent written and verbal communication skills

Ability to effectively present information in one-on-one and small-group situations

Desire to be on a team of positive, success-minded individuals.

Education/Experience

Bachelor's degree in marketing, communications, or a related field

5+ years of proven work experience

Real estate experience a plus
