A full-service multi-family real estate firm, ROSS Companies, is looking for an experiencedRegional Marketing Specialist. This role will be responsible for developing long-term marketing strategy and executing campaigns to assigned communities. This is a hands-on, multi-disciplinary and dynamic position, requiring close collaboration with teams to support our growth strategy.

Physical Requirements:

Must be able to ascend or descend multiple flights of stairs, ability to physically inspect exterior of community and apartments.

Travel Requirements:

Must be able to travel back and forth between Bethesda and Richmond or other properties 1-2 days per week.

Responsibilities

Marketing

Support with maximizing revenue at designated communities through creative marketing of the community.Develop and implement marketing action plans.Establish sales goals with the Property Manager and Regional Property Manager.Effectively mentor, motivate, and train Sales Consultants. Recommend additional training as needed/required.Work with the team to attract, convert, engage and communicate with new and existing audiences.Collaborate extensively with teams to get their insights and implement them to the regional marketing strategy.Facilitate on-site marketing meetings with Sales Consultants, Property Manager, and Sales Manager (if applicable).Evaluate the current market survey and market conditions and address any areas of concern.Plan, coordinate and support community outreach programs and events with the assistance of the on-site team.Manage lead generation and tracking.Structure and lead learning programs around marketing/business development.Conduct research on potential new markets or geographies.Develop and track success metrics against strategies for constant improvement.Manage marketing & communications resource staffing for both sales support deliverables and marketing & communications efforts (advertising, events, PR/media, social media efforts, content marketing).Oversee and participate in market research studies, advertising and promotional development programs, sales organization development, internal control systems and procedures, sales training, resident relations programs.Track marketing effectiveness and develop models to determine project paybacks.Ensure all staff members adherence to the leasing/marketing sales process and procedures.Ensure resident retention program is being utilized.Promote and ensure adherence to all Fair Housing Laws.Review the application process and procedures, ensures the apartment is ready for the new resident, assists in training the leasing staff, creates and implements outreach plan for the community.Support with analyzing rental rates and market comparability to assist in establishing pricing, to ensure rentals, while maximizing rental incomeCommunicate with Property Manager and Maintenance Supervisor to ensure all rented apartments are ready and inspected before future resident takes possession of apartment home.Monitor and listen to calls within the Yardi system for valuable marketing information and quality sales calls.Review calls with sales employees during on-site marketing meetings, recommending areas of improvement.Advertising and traffic analyzed weekly with recommendations to increase traffic or modify advertising.With the assistance of the on-site team, coordinate and lead marketing events, outreach and open houses.Assist in the facilitation of sales and customer services training, as needed.Review shopping reports with sales consultants and create development plans as needed.Communities

Work with the community team to create a positive impression to prospective residents, as well as current residents at the assigned community.Support assigned communities, within the portfolio, with marketing strategies which experience high vacancies or other rental issues.Support with managing sales and marketing activities, providing hands on leasing assistance and resident retention initiatives to the communities assigned.Evaluate the need for improvements related to product presentation, sales presentation, community curb appeal, and signage.Recommend action plans to the VP of Marketing and Regional Property Manager(s) to address areas needing improvement or areas of weakness in the community.Walk vacant show ready apartments for quality control and report findings.Review traffic and availability providing appropriate recommendations to the management team.Qualifications

Bachelor’s degree in marketing, business or relevant experience in property management.3+ years of experience with multi-family housing or apartment leasing.3+ years of marketing experience, employee supervision, landlord-resident relations or related marketing experience.Excellent interpersonal, verbal and written communication skills.Excellent project management, time management, and organizational skills, with attention to detail.Demonstrated experience developing strong sales/marketing presentations.The position requires a high degree of flexibility and the ability to react quickly to changing needs in a fast-paced, entrepreneurial, dynamic environment.Proficiency in computer programs, MS Word, Excel, and property management software.Knowledge of digital marketing strategies such as SEO, SEM, digital marketing campaigns.Problem solving and critical thinking are essential skills for this position. One must have the ability to evaluate many aspects of the property’s performance and then make recommendations that will result in improved occupancy.Ability to travel.
