Position SummaryThe community manager possesses a thorough understanding of all property operations, including leasing/marketing, customer service, maintenance procedures, administrative, and financial management. The community manager's role is to coordinate and manage all persons, activities, and resources on the property in order to ensure that property residents have the best possible experience. It is the community manager's responsibility to assure the successful accomplishment of all fiscal and physical goals set for the property.Ongoing Essential DutiesEnthusiastically embraces the company culture, provides a supportive environment for training and growth, demonstrates our drive to maintain the highest of standards, and provides the tools necessary for successStarts each day with a quick staff meeting, setting daily expectations for all team membersWalks all common areas daily to ensure they are clean and well-maintainedLeads, mentors, and directs on-site staff to ensure all of the property's operational goals are achievedEnsures that all team members present a professional appearance and follow established dress codes, including wearing provided uniforms and name badges as requiredWorks with staff members to build their skill sets and improve their abilities, always helping team members to grow and develop professionallyProvides exceptional customer service to residents by quickly responding to all complaints, questions, and requests, rushing forward to address and resolve all issuesDirects maintenance team to ensure that all service requests are answered timely and resolved satisfactorily, grounds are well-maintained, and unit turns are accomplished quickly and efficientlyVerifies that all make ready units are walked by a member of the leasing team upon completion and that all units meet expected standardsMaintains occupancy to meet/exceed budgeted expectations and suggests rent growth opportunitiesStrives to stay ahead of competition by possessing a thorough understanding of the local market; draws attention to trends that will impact occupancy and pricingEnsures that competition research is completed regularlyEnsures that renewal offers are delivered timely and works with staff to bolster resident retentionOversees collection of rent, ensures that late fees are collected, and evictions are filed on scheduleAttends court proceedings for collections/evictions as necessaryProvides input into the development of annual budgetsActively manages operational finances, controlling spending to budgetMeets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reportsManages vendors, ensuring that all work is performed timely, is completed well, and is paid quicklyConducts regular property inspections, ensuring that all physical aspects of the property meet established standards at all timesManages time of all staff members to ensure that all required reporting is completed on-timeStrives to increase professional knowledge and abilities, working towards moving forward professionallyOther duties as assignedRequirements:

Required Skills/Abilities:Basic computer knowledge including Microsoft Word, Excel, Outlook; property management software (Yardi, RealPage, AMSI, MRI, Entrata).Positive attitude and focus on customer serviceSales, leasing, and marketing abilityExperience in social media and technologyStrong time management, organization, problem-solving, and judgment skillsKeen attention to detail and accuracyStrong written and verbal communication skillsFlexibility to work weekends, overtime, and other unscheduled times as neededSupervisory Responsibilities:This position has supervisory responsibilitiesEducation and Experience:College degree preferred; high school diploma or equivalent combination of education required.Industry designations such as CAM, ARM®, CAPS and CCM® are strongly encouragedFor affordable properties regulated by the Department of Housing and Urban Development (HUD) or a state finance agency, industry designations such as COS, HCCP, TCS, SHCM, C3P are strongly encouragedPrior management experiencePhysical Requirements:Prolonged periods sitting at a desk and working on a computer.Must be able to lift up to 15 pounds at times.
