Assistant Community Manager
This position is responsible for assisting the Community Manager in the overall operations of the property, development, oversight of the team, and maintain community compliance with all policies, procedures, and internal quality control standards.
Essential DutiesMinimum 3 years experience in Property ManagementAssist with the management of the affordable housing/ section 8 and Tax Credit (LIHTC) recertification process and compliance.Maintain property waiting listOverseeing accounts receivable, collecting rent, security depostit, and invoice processingLegal notice deliveryBuilding positive relationships with prospective and current tenantsBuilding positive relationships with prospective and current tenantsCoordinate on-site data collections and processing of resident informationSchedule resident recertification interviews and coordinate the apartment inspectionsEnsure proper calculation of income, assets, rent levels, etc.Investigates and helps resolve complaints, disturbances and violationsMaintain resident files in accordance with company policy & regulatory agency policyAssist with task associated with the operation of the property: leasing, rent collections, resident services and maintenancePreparing and executing detailed and legally compliant lease agreementsOverseeing all financial procedures including verifying renter income, processing monthly payments and executing default protocolsCreating organizational systems to support accurate record keeping, efficient financial transactions and prompt renter complaint resolutionJob Requirements
Minimum 3 years-experience of compliance of affordable Section 8 & Tax Credit (LIHTC) multifamily housing propertiesPrevious Property Management Experience - REQUIREDAt least two years of Section 8 experience as an Assistant Community ManagerAt least two years of LIHTC experience as an Assistant Community ManagerKnowledge of Department of Housing and Urban Development ("HUD") rules and regulationCOS (Certified Occupancy Specialist) or TCS (Tax Credit Specialist) Certification or equivalent certification from a nationally recognized compliance training program and experienceKnowledgeable in rent collections, posting to G/L, completing daily deposits, calculating SODAs, etc.Outstanding customer service skillsExceptional verbal and written communication skillsAccounts receivable and collections experience a MUSTAttention to detail and ability to work independently on assignmentsProficient in Word, Excel, Outlook, One-Site Property Management Software and InternetEducation
High school or GED. This position requires the ability to read and write English fluently, the ability to accurately perform intermediate mathematical functions and the ability to understand and perform all on-site resident management software functions.
Professional Experience
A minimum of three years of experience in residential property management as a Community Manager
Attendance/Travel Requirements
The position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested. The position requires the ability to serve on-call, as scheduled or as necessary. Travel may be required at times to attend various owner gatherings either in the general vicinity of the associates home property, or in another state. You must also be able to attend certain resident events that are held after hours.

Minimum of basic knowledge of computersAbility to use Outlook and OneSite/YardiIntermediate knowledge of Microsoft SuitesMinimum of basic Internet knowledgePhysical Demands
Must be capable of physically accessing all exterior and interior parts of the property and amenities. Must be able to push, pull, lift, carry or maneuver weights of up to 50lbs. independently and 100 lbs. with assistance.
