Seeking a Community Manager with Class A+ high rise experience preferred to manage the day-to-day operations of 2 high rise buildings totaling 247 units. Candidate must be committed to elevating the team to achieve the highest levels of professionalism and customer service. Ideal candidate will be familiar with acquisition or takeover processes and have strong proven leadership skills. Entrata, MRI, and Nexus experience preferred.Essential Job Functions:Manage the day-to-day operations of the community to achieve the highest level of professionalism by all Team Members. Duties include:

Adhere to MORGAN’s Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals.Adhere to all Fair Housing laws.Operate the office in a professional, clean, and well-staffed manner.Maintain office and resident files confidentially.Supervise the Office Team Members.Supervise, with the assistance of the Lead Maintenance, the Service Team Members.

Create and encourage excellent resident relations:

Promptly attend to resident comments and concerns.Require all Team Members to be professional and friendly.Maintain and/or create a resident renewal program.Create a sense of community.

Supervise the service team:

Meet daily with Lead Maintenance.Monitor the completion of all service requests.Identify and direct the Lead Maintenance to schedule projects.Monitor and perform annual inspections.Keep all required permits current.

Maintain and manage financial responsibilities:

Adhere to the Community budget and report variances.Prepare monthly financials as directed.Manage accounts payable processing.

Manage rental collection:

Collect rent timely per lease contracts.Ensure compliance with Community Policies and lease agreements.

Responsible for personnel issues:

Recruit, interview, hire, and counsel Team Members.Monitor daily work and professional growth.Ensure compliance with MORGAN’s dress code.Complete annual performance reviews.Ensure required training is completed.

Manage marketing of the community:

Drive qualified traffic to the community.Know the community’s market.Provide marketing ideas to achieve goals.

Perform all Essential Job Functions on the Assistant Manager and Leasing Consultant Job Descriptions as business dictates.Non-Essential Job Functions:Other tasks as assigned by your supervisor.Physical Requirements:Will need to be on feet (33% to 100%).Will need to perform physical activities (50% to 100%).Occasional lifting of over 50 lbs. with assistance.Vision Requirements:Constant need to read and review reports.Frequent need to see small detail.Hearing, Speaking, and Written Requirements:Constant need to communicate with staff and residents.Ability to read, write, and understand English.Driving Requirements:Frequent need to utilize personal transportation.Must have a valid driver’s license, insurance, and car registration.QualificationsSkills Preferred
