POSITION SUMMARY

Under the direction of the Property Supervisor, the Community Manager I is responsible for the overall operation of the property and the day-to-day implementation of policies, procedures, and programs to assure a well-managed and maintained community. Responsibilities include developing a supportive environment for all residents, ensuring sound fiscal management, maintaining occupancy levels, managing onsite staff, and interacting with vendors.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Physical Asset and Maintenance/Janitorial Management

Supervises maintenance and janitorial staff.

Establishes a schedule for emergency maintenance personnel.

Ensures completion of required preventative maintenance checklists.

Performs inspections of the property for maintenance and safety.

Ensures adherence to municipal and fire codes.

Marketing and Leasing

Maintains full occupancy and markets units in compliance with regulations.

Reviews rental applications and supervises turnover of vacant units.

Resident Management

Promotes harmonious relations among residents and staff.

Responds to resident requests and complaints in a timely manner.

Financial Reporting and Control

Ensures successful financial management of the property.

Collects rents and maintains financial records.

Regulatory Requirements

Supervises resident files and ensures compliance with regulations.

Administration

Manages the day-to-day administration of the property office.

Ensures consistent application of property rules and regulations.

Personnel Management

Interviews, hires, trains, and evaluates staff.

EDUCATION and/or EXPERIENCE

One year of experience in affordable housing management or relevant property management experience.

PREFERRED SKILLS and/or ABILITIES

Willingness to learn and troubleshoot maintenance issues.

Excellent communication and customer service skills.

CERTIFICATES, LICENSES, REGISTRATIONS

ARM certification preferred.

LANGUAGE, MATH & REASONING SKILLS

Ability to read and comprehend instructions and effectively present information.

WORK ENVIRONMENT

The noise level in the work environment is usually moderate.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
