$26 - 28 per hour

Hours/Shifts:

25 Hours Per Week - 5 Hours Per Day, 5 Days Per Week (Monday - Friday, shift flexible within standard business hours, occasional Saturday/Sunday if needed for leasing)

Job Duties/ResponsibilitiesDemonstrate ability to understand financial goals, operate asset in owners best interest in accordance with company policies & procedures, and comply with Fair Housing, State and Federal lawsEnsure community is rented to fullest capacity by utilizing marketing strategies to attract prospective residentsInterpret, enforce, and explain the apartment lease and all policies proactively during check-ins and welcomesWalk property and/or building to address safety concerns, maintenance items, pool or landscaping issues and cleaning needsEnsure community is maintained to the best possible physical condition within the limits of the established budgetReview, report, and document all necessary maintenance requestsEnsure community appearance and repairs are noted and completed on a timely basisOversee and ensure all resident move-ins, move-outs, rent increases, and evictions are processed in a timely mannerMonitor conduct of residents to ensure compliance with house rules, regulations, and lease; enforcement of apartment rules, maintain written records, and report occupancy violations, disturbances and other infractions by tenants and guestsResponsible for managing daily operations of community related matters, by investigating and resolving resident concerns, and initiating corrective actionsComplete various daily and month-end reports including collection of rent, administration of late fees, three-day notices, and delinquency noticesAttend company trainings, provide input and direction, and develop action plans for community improvementEducational Requirements:High School Diploma or Equivalent (higher education preferred)Skills, Training, or Qualifications:Minimum of 1 year of experience as an on-site property manager and/or highly relevant experience with consistent property management is

requiredStrong computer literacy with knowledge of Microsoft Office Suite, including Excel, Word, and Outlook is

requiredExperience in budget preparations and monthly reports preparation is

highly desiredStrong knowledge of landlord tenant law and regulations, including Fair Housing LawsStrong knowledge of maintenance operations as it relates to apartment communitiesStrong interpersonal and communication skills in order to interact effectively with prospects, residents, peers and managementEffective administrative, organizational and time management skillsRequired Background Screening/Reference Check:A thorough background check and drug-screening will be conducted prior to placement.
