The position: The Traveling Community Manager will oversee all business operations at many of our apartment communities within the affordable housing portfolio in Georgia. The successful candidate will possess strong resident relations and interpersonal skills and will have the ability to communicate effectively, take charge, lead, train, be dependable, professional, and a team player. This role reports directly to the Vice President of Operations.

The pay: The anticpated pay range for this role is $70,000-$85,000 anuually plus annual bonus potential, a competitive benefits package, and travel reimbursment.



Responsibilities:
  • Supervise leasing and maintenance activities to ensure compliance with company policy
  • Analyze performance and trends to develop and implement monthly marketing plan
  • Trains, motivates and supervises all on-site staff in order to achieve operational goals of assigned community. This includes new employee orientation and training, ongoing formal and informal performance evaluation, review and approval of time-sheets, instructing and advising on-site staff of employee procedures and guidelines.
  • Provide excellent customer service while maintaining the highest standards for resident service
  • Assist in preparation of budget, and adherence to approved budgets
  • Complete month-end and year-end reporting as required
  • Provide narrative of all monthly budget variances +/- 10% per line item
  • Ensure that property operations are compliant with all applicable regulatory requirements



Qualifications:

Education & Experience:

  • Three plus years of related multi-family property management experience
  • 2+ years in tax credit or affordable housing experience is preferred
  • Project based section 8 experience strongly preferred
  • HUD rules and regulations, as well as policies and procedures of low-income housing programs
  • Experience with Onesite/Realpage software
  • Strong leadership and management skills are essential
  • A current, valid Driver License is required
  • Must be able to travel to alternate locations 4 days per week, throughout the state of Georgia - including overnight travel
  • Must have reliable transportation
  • Comprehensive knowledge of Ledgers and Ledger management is a must

Physical Requirements:

  • May be required to sit for extended periods of time while working at a desk or in a car
  • May be required to climb stairs
  • Must be able to read documents, computer screens and data
  • Must be able to hear and understand verbal communications in person and over the phone or computer
  • May occasionally be required to lift or carry items such as files or office supplies weighing up to 20 pounds
  • Must be able to operate a computer, keyboard, mouse and other office equipment

Work Environment:

  • This role supports multiple sites within the Affordable Housing market in Georgia
  • 80% travel
  • The office is an open setting which may include bright lights, constant noises and distractions.
