Job Summary:

Leads sales department and related activities in a given market through the use of formulated marketing techniques and sales strategies to achieve profit potentials, quotas, and sales goals commensurate with Company objectives.

Duties and Responsibilities:

Leads and motivates sales staff to achieve weekly, monthly, and yearly sales goals. Analyzes staffing needs, develops, and implements product and sales training programs, and enhances sales consultant performance to ensure successful programs and sales goals.

Reviews market analysis to determine customer needs and volume potential; and product designs, features, and specifications to identify needs and ensure market acceptance.

Identifies, develops, and implements strategic marketing plans in conjunction with corporate marketing department for all sales area to achieve maximum results; assigns sales staff appropriate quotas, goals, and sales areas.

Gathers and analyzes competitive information to secure market share and positioning.

Establishes and maintains division sales and marketing budgets to ensure effective cost controls and operating efficiency.

Acts as liaison between sales staff and homeowners, to resolve issues, concerns, and questions; ensures company meets the objective of being the market leader in customer care.

Conducts sales staff meeting: acts as liaison between sales and production departments to coordinate and ensure accurate information.

Monitors sales contracts and loan statuses to expedite housing starts and closings; ensures timely processing to achieve objectives.

Directly supervises sales staff through leadership and guidance of operating activities. Carries out supervisory responsibilities in accordance with Company policies and procedures.

Assist with special projects as requested and perform additional duties as required.

Requirements

Minimum Education Experience:

Bachelor’s degree (B.A. or B.S.) or equivalent in addition to specific training in sales techniques combined with five years of related experience; related supervisory experience; and thorough knowledge of the home building industry relative to sales and marketing strategies and techniques.

General construction knowledge and ability to read blueprints helpful.

Excellent verbal and written communication skills required for interaction with a variety of people inside and outside organization.

Strong marketing skills with ability to identify needed products.

Capable of handling responsibility for large budgets and sales volume.

Working knowledge of given market in relation to geographical locations.

Upon request of and on terms established by the Company, obtains and maintains all appropriate state or local licenses (e.g., contractor’s license, real estate salesperson and/or broker license, etc.) for the mutual benefit of the employee and the Company and for use by the Company in connection with the Company’s sales, homebuilding, and lending activities.

Work Conditions and Physical Requirements:

Travel demands which require possession of a valid driver’s license.
