Job Description
Design Project Manager Job Summary:
Job Description: Lead the design and development of multifamily and commercial projects from initial concept through to completion, ensuring the delivery of high-quality results on time and within budget.
Reports to: VP of Design
Wage Status: Exempt (Ineligible for overtime)
Primary Responsibilities:
Design & Development Oversight:
- Drive the design process by coordinating with internal teams and external consultants (architects, engineers, etc.) to ensure alignment with project goals and the company's vision.
- Prepare and present design concepts to leadership for review and approval, facilitating the transition from concept to actionable project plans.
- Develop bid and construction documents, ensuring accuracy and attention to detail.
- Lead the FF&E selection and procurement process, ensuring the chosen materials support the design inspiration and project requirements.
- Use AutoCAD and Revit to create detailed drawings, plans, and sections for multifamily spaces, amenity areas, and tenant fit-outs.
Project Management:
- Solicit and manage bids from subcontractors and vendors, ensuring timely awards and clear communication of project goals.
- Oversee subcontractor/vendor deliverables, maintaining schedules and ensuring on-time delivery of all materials and services.
- Track project timelines, budgets, and FF&E documentation, ensuring adherence to project goals and timelines.
- Facilitate project meetings, distribute action items, and ensure follow-up with project managers and contractors to meet deadlines.
- Coordinate permitting and compliance activities to meet local regulations and project schedules.
Construction Coordination:
- Attend and participate in site meetings to monitor progress, identify challenges, and ensure the design intent is being implemented.
- Review shop drawings and on-site work to ensure consistency with design standards.
- Oversee punch lists and conduct quality control inspections to ensure flawless execution of the design vision.
- Collaborate with the construction team to ensure a smooth handover of completed project documentation for execution.
Communication & Leadership:
- Maintain open and effective communication with all stakeholders, including leadership, consultants, contractors, and vendors, ensuring everyone is informed and aligned on project goals.
- Provide regular project updates to leadership, highlighting critical milestones, risks, and solutions.
- Balance multiple projects simultaneously, ensuring each receives appropriate attention to meet deadlines and objectives.
Required Skills & Experience:
- Strong proficiency in AutoCAD, Revit, and Adobe Photoshop; experience with additional Adobe Design Suite tools is a plus.
- Bachelor’s degree in Architecture, Construction Management, or a related field.
- 5+ years of project management experience, with a focus on development and design.
- Excellent verbal, written, and graphical communication skills.
- Proven ability to manage projects in active construction environments, demonstrating strong organizational and time-management skills.
- Professional, polished demeanor and ability to work under pressure while maintaining calm, clear communication.
