Summary:The assistant property manager is to assist the property manager in effectively managing the assigned community. In the property manager's absence, the assistant manager will assume all responsibilities associated with accomplishing community objectives as set forth by the property manager, regional property manager and the property owner.

Essential Duties and Responsibilities:

LeasingGreet prospectsAssist prospective applicants with application process as neededEnsure follow-up with all resident prospects and applicants in a timely mannerTrain all leasing team members as neededEnsure leasing team and office are ready to open on timeDistribute all company and community-issued notices timelyEnsure homes are ready to move-in on agreed upon dateExecute lease renewals and follow up on lease renewal offersSecure resident signature(s) on appropriate paperwork prior to move in, and orient new residents to the communityAssume property managers duties/authority in absence of immediate supervisor in accordance with company guidelinesRepresent the company in a professional manner at all times.

Resident RetentionReceive all telephone calls and in person visitsListen to resident requests, concerns, and commentsTimely and accurately submit maintenance service requests and inform maintenance of the requestEnsure all maintenance requests are completed satisfactorily by following up with the resident within 24 hours. Close all completed request in One SiteMaintain open communication with ALL team membersContribute to cleanliness and curb appeal of the community dailyAssist in planning resident functions as directed by the property managerEnforce all company and community policies

AdministrativeKnow how to effectively operate computers and the company softwareUnderstand the lease and credit report application processesAccept rental payments and post rents timely and accurately. Make daily bank deposits accurately.Comply with all Federal, state, and company policies, procedures, and regulationsEnsure that all proper and legal documents are received, current, accurately verified and entered in the computerAssist in lease transactions

Supervisor ResponsibilitiesThis job has no supervisory responsibilities

Education/ExperiencePosition prefers a minimum two (2) years of experience in residential property management

Requirements:

Language SkillsAble to read and comprehend simple instructions, short correspondence, and memos. Able to write simple correspondence. Able to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization. Mastery of the English language is a requirement.

Mathematical SkillsAble to add, subtract, multiply, and divide in all units of measurement, using whole numbers, common fractions, and decimals.

Reasoning AbilityAble to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Able to deal with problems involving several concrete variables in standardized situations.

Computer SkillsMust have basic computer knowledge and the ability to learn quickly.
