Job Title: Community Manager – Affordable Housing

Location: Must be within 45 minutes of Carol Stream, IL (with travel to McHenry, Elgin and Lake Zurich required)

We are seeking an experienced Community Manager to join our team. The ideal candidate will be located within 45 minutes of the Carol Stream area and will be expected to travel occasionally to McHenry, Elgin and Lake Zurich as part of a management team. This role involves managing a high-volume, high-compliance affordable housing property, handling 100% full recertifications, and overseeing various affordable housing programs.


The Community Manager plays a crucial role in the success and stability of our organization, overseeing both the administrative and operational aspects of the property. This position is responsible for the financial, physical, and personnel management of the property, and acts as the primary point of contact for residents. As Community Manager, you will drive the day-to-day operations, ensuring a seamless, vibrant, and resident-focused community.


Key Responsibilities:

  • Oversee all property operations including staffing, maintenance, marketing, and customer relations
  • Ensure compliance with affordable housing programs, including 100% full recertifications and EIV reporting
  • Act as a team leader, creating a supportive environment for office and maintenance staff to excel
  • Achieve financial objectives through rent collection, managing delinquencies, and handling recertifications and interims
  • Conduct informative and personalized community tours to attract new leases
  • Maintain pristine property conditions by working closely with maintenance staff


Required Skills and Qualifications:

  • Minimum 1 year of experience in multifamily property management
  • Strong background in affordable housing and recertification processes
  • High School diploma or equivalent
  • Strong administrative, organizational, and customer service skills
  • Proficiency in property management software (YARDI or similar preferred)
  • Tax Credit Specialist (TCS) and Certified Occupancy Specialist (COS) certifications
  • Familiarity with LIHTC and SRN programs
  • Experience in budgeting and variance analysis
  • Proficiency in Microsoft Word and Excel
  • Valid driver’s license, insurance, and reliable vehicle
  • Assertive collection skills
  • Ability to work effectively with diverse personality types and all levels of management


Preferred Qualifications:

  • Bachelor’s degree and 2+ years’ experience in managing staff and overseeing all aspects of property management
  • Accredited Residential Manager (ARM) Certification


Compensation and Benefits: The Company offers a competitive salary range of $65,000 - $70,000, plus an excellent benefits package including health, dental, vision, life insurance, Simple IRA, PTO, paid parental leave, accident and critical illness coverage, short- and long-term disability, and more.
