We are seeking an experienced Community Manager in Sacramento California for one of our 70-unit properties! The position reports directly to the Senior Portfolio Manager and is responsible for the community's overall financial profitability and value. Responsibilities include resident screening, inspecting units, overseeing expenditures and income collections, maintaining vendor/maintenance efficiency and cost control, marketing, training staff members, appropriately resolving resident conflicts and effectively running daily operations. The ideal candidate will have 3+ years of Multi-Family Property Management experience either as a Community Manager or Assistant Community Manager.

Primary Responsibilities:

Financial responsibility for the community including budgeting, forecasting, improving net operating incomeCollection of all billed rents in full and on timeManage maintenance personnelEnsure effective cost control and profitability for the property. Identify problem areas and implement solutions to improve the performance of the asset. Recommend annual operating budgets and execute plans within stated guidelinesEvaluate the property for quality and maintenance requirements and recommend improvements as necessaryManage capital and maintenance projects. Contract with outside vendors, prepare a statement of work and obtain bids. Execute purchase orders and contracts with vendors. Monitor and ensure timely completion of projects. Process payables, SODAs, and payrollComplete other periodic requests in a timely and professional mannerMust be able to inspect the property daily, and inspect units for quality control on make-readies as neededOversee the condition and maintenance programs of key asset systems, HVAC equipment, electrical equipment, and property vehiclesSupervise site personnel daily, provide training, and submit annual evaluationsMaintain positive relationships with the local community and tenantsKeep employees, merchants, regional and corporate management informedMaintain all vendor contractsMaintain all vendor COI requirementsDo you fit the Bill:

Experience as a Community Manager or Assistant Community ManagerThorough knowledge of the operations of a residential community including conformance to budget standards and the day-to-day operations with maintenance, residents, and housekeeping functionsAbility to communicate effectively with residents, vendors, employees, and supervisors regarding property operations or personnel issues to ensure the smooth property operationAbility to analyze financial performance relative to budget and historical levels to ensure targets are achievedMust be a strong team leader, with the ability to work across functional groups in a team environment, and assist with training and development of property teamMust be proactive and able to prioritize workload, manage challenging situations and meet deadlinesMust know standard residential lease provisions, Fair Housing guidelines, and other California tenant-landlord lawsMust have a valid California Driver's LicenseMust pass a pre-employment drug test and background checkWe look forward to receiving your resume and getting to know you!
