Stadium Village Apartments is seeking an Assistant Community Manager to join our team! Conveniently located one block from the University of Minnesota. Assistant Community Manager Job Details: Hours - Full-time, Monday thru Friday! Pay - $22 - $24 / hour Location - 1015 Essex St SE #102, Minneapolis, MN 55414 Benefits: 401(k) Match Excellent and Affordable Healthcare Benefits Paid Vacation Time Paid Sick Time Paid Holidays and Floating Holidays On-site Housing Available Assistant Community Manager Responsibilities: Resident Services: Handle resident concerns and assist residents with related issues, problem solving, etc. Record maintenance requests and communicate all significant maintenance issues to the Community Manager and/or Maintenance Supervisor. Assist with planning, scheduling, preparation and implementation of any resident or marketing functions including, but not limited to, Open House, Safety/Police meeting, National Night Out, and any other events held throughout the year. Accounting & Accounts Payable: Review Rent Roll, Tenant Ledger and Lease Expiration Reports sent from GLMC for accuracy and communicate changes to GLMC Accounting. Move in new residents and move out former residents on property management system and communicate such information to GLMC Accounting. Post rents, concessions and miscellaneous tenant charges on property management system on a monthly basis and communicate any rent or concession changes to GLMC Accounting. Manage the rent collection process, including the sending of late rent letters and the posting of late rent charges, and communicate significant collection issues to the Community Manager. Review outstanding balances detailed on GLMC's Summarized Aged Receivable report and submit written action plan/update to site's corporate supervisor. Initiate eviction proceedings for non-payment of rent or other lease violations when necessary or appropriate and as directed by the Community Manager. Payroll & Leasing Commissions: In the Community Manager's absence, review and approve payroll for all non-exempt team members and forward approved timesheets and Time Off Request forms to GLMC's payroll department. Leasing: Maintain current knowledge regarding apartment floor plans, availability, rates, leasing specials and features. Conduct leasing tours of property in the absence of available Leasing Consultants. Assist the Community Manager in monitoring client files to ensure that the leasing staff is quickly processing the application and lease signing. Other Responsibilities: Assist the Community Manager with parking and towing issues as well as resident, retail and vendor calls. Assist with common area and exterior inspections and all aspects of property management and maintenance. Assist with resident move-in and move-out inspections and in the documenting of skips. Assistant Community Manager Qualifications: High School Diploma or equivalent required; some college preferred. Property management, leasing, customer service and/or supervisory experience preferred. Working knowledge of Microsoft applications Word, Outlook and Excel. Knowledge of basic property management accounting practices and procedures. Knowledge of basic building maintenance, landscaping and grounds and housekeeping practices and procedures. Follow and adhere to organizational policies and procedures. Must possess a valid driver's license, acceptable driving record and access to a vehicle and the state-mandated level of automobile insurance. Working Hours: Hours are typically Monday thru Friday, 8:30am to 5pm, with some potential for on-call.
