On the operational side, you'll keep the office running smoothly, maintain a meticulous property, and collaborate seamlessly with various teams. Your keen eye for detail will ensure our model units shine, and your persuasive communication skills will convert leads into happy residents. You'll also be a data whiz, analyzing metrics and generating insightful reports. Responsibilities:

  • Oversee leasing activities, resident retention efforts, and budget management to meet ownership benchmarks. (Utilizes strong analytical and financial skills)
  • Deliver exceptional customer service to residents, fostering a positive living environment. (Demonstrates excellent communication and interpersonal skills)
  • Manage day-to-day office operations, prioritizing cleanliness and security. (Maintains a professional and organized workspace)
  • Stay informed about the community and competitor landscape. (Employs strong research and information gathering skills)
  • Conduct regular property inspections and ensure model units are showcase-ready. (Maintains a keen eye for detail and prioritizes aesthetics)
  • Convert leads into tours and present apartment options to prospective residents. (Utilizes persuasive communication and presentation skills)
  • Maintain resident files with all necessary documentation. (Ensures accuracy and adherence to record-keeping protocols)
  • Enter prospect and resident information into our resident management system. (Proficient in relevant software applications)
  • Screen applicants to qualify for residency. (Employs strong judgment and decision-making skills)
  • Collaborate with maintenance staff for unit turnovers. (Effectively communicates and coordinates with other teams)
  • Manage mail and rent drop-off boxes. (Maintains a well-organized and efficient system)
  • Process tenant payments and update financial records. (Demonstrates strong financial acumen and attention to detail)
  • Submit timely reports on financial performance and leasing metrics. (Analyzes data and generates clear reports)
  • Secure approval for major expenses from the Regional Manager. (Clearly communicates and justifies requests)
  • Respond to rental verification requests in a timely manner. (Provides accurate and professional information)
  • Complete assigned training modules to stay up-to-date. (Demonstrates a commitment to continuous learning)
  • Uphold Fair Housing principles and prioritize resident safety. (Acts with integrity and ensures a secure living environment)

Supervisory Responsibilities:

  • Plan, delegate, and oversee the work of leasing and service staff members.
  • Train new hires on company policies and procedures.
  • Conduct performance evaluations and address employee concerns.

Qualifications:

  • High school diploma (Associates or Bachelor's degree preferred)
  • Minimum two years of property management experience
  • Prior supervisory experience a plus
  • Experience with property management software preferred
  • Property management certification preferred
  • Valid driver's license
  • Property Manager's License required
