The on-site/community manager will report to Property Manager, Regional Manager, VP of Operations.Job OverviewThe on-site community manager is responsible for the day-to-day operations of a single property. To ensure that the property is well maintained, on-site managers routinely inspect the grounds, facilities, and equipment to determine whether maintenance or repairs are needed. They handle requests for repairs or to resolve complaints and meet with prospective tenants to show vacant apartments or office space.Responsibilities and DutiesCollect all rents, security deposits or other charges due and maintain collection records.Advertise and show available rental units to prospective tenants.Assist potential tenants with applications.Screen and select tenants.Negotiate, execute, or cancel rental or lease agreements with tenants.Serve three-day and other notices as needed.Clean, repair and maintain the Premises to always keep it in presentable condition.Inspect daily the structure, grounds, parking lots, garages, and vacant units of the rental property for cleanliness and repairs.Maintain receipt books, records, digital files, keys and any petty cash records in good order.Prepare and submit weekly and monthly reports in a timely manner.Contact, coordinate and supervise vendors and other maintenance staff to perform repairs and maintenance on the property.Notify Employer immediately of any potential hazards to the tenants or property. Should an emergency arise placing tenants or property in jeopardy, Manager may immediately take action without further authority from Employer.Conduct no other business on the premises nor solicit the tenants for any business other than the rental of the Premises.QualificationsHigh School Diploma or equivalent.Driver’s License.3 years experience in property management.Knowledge of computer programs such as Google Apps, Excel, Word, and property management software.Problem-solver, flexible, self-starter, team-oriented, organized, and functions well in stressful situations.Property manager courses are a plus.Physical RequirementsMust be able to sit at a desk for prolonged periods of time.Must be able to lift 30 lbs.Must be able to walk around full property daily to perform inspections.Must be able to bend down to pick up items off floor.Must be able to drive a car to local maintenance supply stores.#J-18808-Ljbffr
