COMMUNITY MANAGERReports To: Regional ManagerPosition Overview:As a Community Manager, you have a very important leadership role to play not only with existing team members but with the residents of our communities as well. You will perform regular operational tasks such as collecting rent and YES Recourse loan payments, managing supplies and marketing materials, developing team, and protecting all company assets. In addition to this, you are also the main source of communication for the residents and will be the point person when it comes to resolving all complaints that come through your office. You must be able to make executive decisions when it comes to financial success and the overall safety and conditions of your community. Your commitment to communicating community successes and challenges with your immediate supervisor and your team members will ensure your team's alignment with company goals and objectives.Essential Functions:Recruit, train, manage, and develop team membersConduct team member reviews, verbal and written performance management, and counseling as necessaryManage community asset, marketing, and advertising plansManage sale and leasing of new, used, and foreclosed homes to meet or exceed the community budgetManage collection of all rent monies to meet company delinquency expectationsMaximize Community occupancy, site, and leased home revenueProfessionally handle resident communications and resolve concernsDevelop and maintain positive relationships with cities, municipalities, and countiesIdentify and manage vendor and contractor relationships; assure that contractors are compliant with NetVendorFacilitate daily communication with team members to ensure alignment of goals and create task listsIdentify and take action on opportunities and deficiencies for effective resolution at the communityCreate and maintain a positive community environment including resident activitiesCommunicate and enforce policies and proceduresReply to internal emails or other communication within one business day or by the requested deadlineCreate and ensure a safe work environmentProtect and maintain company assetsControl expenses to align with the community budgetCoordinate with vendors and maintenance team to ensure complete turn ad rehab of all home inventory while adhering to company guidelinesCoordinate new home delivery and set-up, and request any warranty or follow-up work with the manufacturersManage large capital and community projects to ensure budget and timeliness are metMaintain professional behavior without interfering with the individual's work, interrupting the work of another team member, or disturbing the quality of life for Community residentsConduct market surveys as required and create and implement marketing plans for ongoing success and high occupancy of the communityPerform and schedule all evictions and utility cut off's in adherence to rules and regulations for all residentsComplete financial reviews monthly or as directed by ManagementManage the community to the standards set by Quality ComplianceAttend all company meetings, training, and conferences as requested by the managementParticipate in annual budgeting processes and reviewsDuties subject to change, as deemed appropriate by ManagementAdditional duties as assigned by management and are subject to changeRequired Skills: Excellent oral and written communication skillsMust be self-motivated, independent, and able to work with minimal supervisionStrong leadership and decision-making skillsFamiliarity with all community positions and provide coverage in the event of absence or turnoverMaintain a professional appearance and attitudeDemonstrated ability to motivate and manage team member performanceComputer Skills including Microsoft Office software productsTeam oriented with an innate ability to build community with team members both at the community level and beyondStrong multi-task and organizational skillsOccasional travel may be requestedMust obtain or transfer state-specific licensing within 90 days of employment where applicableEducation and Experience: A valid in-state driver's license is requiredHigh School Diploma or equivalent is preferredProperty management or equivalent experience is preferred
