The Assistant Community Manager plays a crucial role in supporting day-to-day property management operations under the direction of the Community Manager. This multifaceted position encompasses responsibilities ranging from leasing and resident relations to budgeting, marketing, and vendor relations. The Assistant Community Manager is instrumental in fostering a positive work environment, enhancing the quality of community living, facilitating professional communication, and maintaining high operational standards to meet Avanti Residential's objectives. In the absence of the Community Manager, this role assumes all managerial duties and responsibilities.
What You’ll Do…
- Conduct lease renewals, collect rent, and manage community delinquencies by maintaining detailed notes for files with variances.
- Process deposit accounting in a timely manner per local/state laws and ensure the ledger is accurate.
- Review GPR (General Price Rent) and have a full understanding of the PAME (Pre-Accounting Month End) and AME (Accounting Month End) process.
- Perform pre-move-out inspections and initiate necessary legal actions in accordance with state and company guidelines.
- Assist the Community Manager in training, motivating, and supervising on-site staff to achieve community operational goals.
What You Need to Succeed…
- High School Diploma or GED required.
- 1+ years of previous Assistant Community Manager experience preferred.
- 2+ years of property management experience preferred.
- Ability to communicate effectively and professionally through phone and computer mediums.
- Comfortable using technology to navigate different computer software and iPads.
- Brief temperature changes when moving between buildings
- Frequent exposure to outside weather conditions
- Possible travel to other properties owned by Avanti Residential
- Pass criminal background screening prior to employment.
