Job Title: Community Manager (Single Family)

Reports To: Regional Manager (Company Integrator)

Location: Based in the DMV
*This position does not have a home office in the DMV area; the individual will work from home or in the field. A Virginia real estate license is preferred, and having licenses in all three states is ideal.

We need someone experienced in leadership who can help us keep our properties in top shape and maximize their value. Key Responsibilities:

  • Conduct regular property inspections, documenting conditions with photos.
  • Prepare homes for leasing by coordinating necessary repairs and cleaning.
  • Act as the primary on-site representative, addressing tenant concerns and ensuring satisfaction.
  • Manage all leasing activities, including marketing vacant properties, conducting showings, screening tenants, and executing lease agreements.
  • Supervise the property manager overseeing maintenance, delinquency management, and lease renewals.
  • Monitor rental income and expenses to maximize profitability, preparing financial reports for senior management.
  • Collaborate with maintenance vendors, property managers, and sales teams to ensure smooth operations.
  • Participate in team meetings and provide regular updates on portfolio performance.
  • Maintain accurate records of property operations, tenant interactions, and financial transactions.
  • Travel as needed for meetings, company events, and training. *50%-80% of the time spent in the field commuting daily to cities like  Arlington, Alexandria, Fairfax, Prince William, and Loudoun.


Requirements:

  • Active real estate license or willingness to obtain one, allowing the company to hold the license.
  • Clean and reliable vehicle, with a valid driver’s license.
  • Smartphone for communication and documentation.
  • Ability to work in a fast-paced environment and be available on weekends.


Knowledge, Skills, and Abilities:

  • Basic accounting knowledge, with the ability to read ledgers and address tenant and landlord concerns.
  • Strong organizational skills with high attention to detail.
  • Ability to work collaboratively with cross-functional teams.
  • Excellent communication and customer service skills.
  • Flexibility to travel for company-related activities.


Pay Plan:

Base Salary: $50,000 - $60,000 annually (based on experience and qualifications)


Total Compensation Target:

  • Including commissions and bonuses, the total annual compensation could increase with no cap on earning potential.


Vehicle Compensation:

  • Monthly Vehicle Allowance: $300 - $550

Key Performance Metrics for Commissions/Bonuses:

  • Occupancy Rates: Maintaining high occupancy rates in the portfolio.
  • Leasing Performance: Successful leasing of vacant properties.
  • Portfolio Growth: Expanding the portfolio with new properties.
  • Tenant Retention: Achieving high tenant retention rates.
  • Delinquency Management: Keeping delinquency rates low.
  • Revenue Generated: Maximizing rental income and other revenue streams.


Career Path:

  • Opportunity for advancement to Senior Field Director, Regional Manager, or other leadership roles within the property management department.
