As a Community Manager, you will maintain a best-in-class, customer-centric, culture while delivering an exceptional employee experience. Your responsibilities will include but are not limited to, achieving operational excellence by managing net-operating income, occupancy, collections, and home sales. The time allocation mentioned below may vary depending on the community's needs. Annual or semi-annual travel may be required for this role.

Responsibilities

Team Management and Leadership (~30% of time)Cultivate employee satisfaction within your communityEnsure the community is meeting or exceeding monthly and quarterly goals related to NOI, occupancy, collections, and home salesConsistently execute Havenpark's standard operating procedures and policies to achieve full operational excellenceDemonstrate Havenpark's core values through interactions with staff and residentsCommunicate with team members at all levels (i.e., maintenance, sales and leasing agents, field leadership team, home office staff, etc.) regularly to align company priorities and goalsEnsure the community complies with federal and state laws, as well as Fair Housing StandardsResident Relations and Retention (~25% of time)Cultivate resident satisfaction within your communityAddress resident issues with urgency and careExecute successful touch points throughout the resident's journey to ensure a happy resident base that will renew year over yearMaintain resident ledgers and generate monthly billsEnsure all work orders are completed within 48 hours of receipt 25%Sales and Leasing (~25% of time)Lead community marketing efforts to attract potential residentsMaintain a healthy sales pipeline and hold the team accountable for maintaining pipeline conversion metricsMaintain occupancy goals of rental homes and oversee the sale of on-site homesNet-Operating Income (NOI) Management (~10% of time)Track and maintain a positive NOI for your communityEnsure successful expense management through close oversight of vendors, suppliers, and employeesCollections (~5% of time)Ensure all rent is billed accurately and collected on-timeComplete all legal action and notices required in compliance with State and Fair Housing StandardsCurb Appeal (~5% of time)Ensure community equipment and amenities meet safety regulationsProvide a safe and beautiful place for residents to call home by ensuring resident's homesites and common areas are kept to Havenpark's standardsProvide input into community capital plans and ensure all capital projects are completed on time, within scope and budget, and according to Havenpark policiesQualifications

Education : You have a high school diploma or GED. Associate degree preferred but not requiredExperience:

You have 3+ years' of experience in multi-family home property management. Manufactured home experience is a plusPhysical Demands : You can spend long hours sitting while using office equipment, such as computers. This position will also require walking within the community and lifting materials and supplies from time to timeSkills : You have strong organizational skills and attention to detail. You are able to think critically and are a problem solver. In addition, you have excellent written and verbal communication skillsAdditional Requirements : You are able to pass a criminal background check, have a valid driver's license, and a good driving record

$44,000 - $66,000 a year

Total earnings are composed of:

$44k-$52k base salary

$2,500 quarterly bonus potential

$1,000 quarterly community certification potential
