Position Overview
**Anticipated Hire Date Mid-2025**
Directly manage and lead an experience-oriented community by executing annual business plans that achieves/exceeds the goals established by senior leadership. To provide an active growth platform that prepares an individual for the role of General Manager or Area Leader by immersing the individual into community management with immediate mentorship from and direct reporting to an experienced and successful division executive. Reporting Relationships
The Community Manager reports to the Area President or SVP for the respective geography. The Direct Reports to the Community Manager can be Sales Manager, Operations/Construction Manager, and Warranty Lead/Manager. Not all communities have all of the aforementioned roles depending on volume, life stage, partnership structure, etc. Some key objectives below may be achieved through successful partnership with internal/external parties who also have a financial interest in the project. Key Objective #1
Achieve and exceed profitability goals
• Maximize revenue
• Obtain Sales, Starts and Closings per pre-determined goals
• Reduce incentives
• Attain higher home site premiums
• Charge premium base prices
• Maximize option revenue
• Reduce costs
• Conduct Monthly Budget Variance Meetings with Operations, Sales &
• Marketing, HOA, Land Development, and Resort/Golf Operations partners
• Shea Schedule Build (Even-flow) to increase efficiencies
• Streamline processes to eliminate wasted or duplicate efforts Key Objective #2
Achieve and exceed operations/customer satisfaction goals
• Monitor satisfaction surveys and immediately address opportunities
• Ensure that the existing customer experience processes are executed consistently
• Deliver 100% complete homes at closing
• Work with resort and golf partners to ensure community is delivering the appropriate Shea lifestyle experience Key Objective #3
Business leadership
• Monitor the profit center key measurements
• Mentor on potential challenges and future strategies
• Provide sounding board for new ideas or strategies
• Facilitate Monthly Business Meeting to AP/SVP:
• Facilitate presentation of financial performance
• Facilitate presentation of sales, starts and closing performance
• Facilitate presentation production performance
• Participate in new acquisition efforts in Community Manager's local area:
• Assist with due diligence and feasibility where appropriate
• Participate in product development
• Participate in community and amenity design
• Participate in complete rollout of the new community Key Objective #4
Deliver exceptional experiences to internal customers
• Create Growth Strategies for direct reports
• Conduct Weekly One-on-One Meetings with direct reports
• Eliminate or alleviate challenges of direct reports immediately
Education and Experience
Bachelor's degree or equivalent required; Master's degree preferred; 10 years related experience and/or training in the industry; or equivalent combination of education and experience.
