Macdonald and Company are proudly partnered with a private equity real estate investor and developer in Salt Lake City, who specialize in Affordable Housing, Market-Rate Multifamily, Mixed Use, and Student Accommodation projects. The firm have a superb reputation, and take a design-forward, mission-driven approach to their work. They are a high-performing group of individuals, and therefore seek a talented Vice President of Design & Development to take on a key role within the organization in heading up their Development platform. Core Responsibilities Responsible for all development & construction functions, including, but not limited to Planning, Design, Development, Construction and Environmental Sustainability. Lead and manage the project design teams (architects, engineers, interior designers and other consultants) and the general contractor from pre-construction through completion. Work with local government other related parties to obtain necessary project permits and entitlements. Negotiate contracts, leases, and other critical legal documents to mitigate project risk. Compare contractor cost estimates, interview contractors, and assist in selecting the contractor that will best ensure success for the project. Prepare monthly lender draws and ensure compliance with lender loan agreements. Work closely with Asset Management and Operations during pre-development, construction and post-construction to transition the property to long-term operations. Assist in analyzing potential new development projects, providing input for proformas and preparing investment memos. Creation of new processes and implementation of improvements to current processes/best practices. Target Experience A Bachelor’s degree in Finance, Construction, Architecture, Urban Planning, Civil Engineering, or related field. Master’s in real estate development is a plus. 7 years of experience in Multifamily ground-up real estate development projects, ideally having spent a portion of time in Architecture. Experience in the management of development projects from initial feasibility, permitting, construction, and final Certificate of Occupancy & the selection and management of third-party construction, architectural, engineering, and design teams. Experience with Low Income Housing Tax Credit (LIHTC) projects is preferred. Proven success in a leadership position with sound technical skills, analytical ability, and good judgment. An energetic, forward-thinking, and creative team player with high ethical standards. Ability to identify and solve problems and to formulate ideas to increase efficiency of operations. Ability to perform in a high-pressure environment as needed in order to meet tight deadlines. Strong written, analytical, and oral communication skills; strong leadership and interpersonal skills.
