Precision Control Systems ("Precision"), a Hill Group ("Hill") member company, is looking for an experienced project manager ("PM") to manage complex construction projects, primarily for public entities in Illinois and Indiana. The PM would have direct management and oversight of up to $10M in design-build renovation projects. Within Pre-K-12 schools, Precision has successfully completed over 40 design-build, school renovation projects via performance contracts, totaling $150 million over the past 20 years. These project typically included upgrades to and/or new installations of: HVAC systems, building automation systems, lighting systems, renewable energy systems, and building envelope systems such as roofing, windows and doors. The PM is responsible for overseeing all aspects of the construction of a project from start to finish and is responsible for a safe and on-time completion that is within budget.
Essential duties and responsibilities include but are not limited to the following:
Regarding Construction, Engineering and Project Management the PM is responsible to:
Act on behalf of Precision/Hill as the primary contact with Customer, Owner, and/or Owners Representatives
Comprehend construction design drawings and specifications
Understand divisions of construction, create and manage scopes of work for subcontractors and lead competitive procurement of subcontracts
Lead preconstruction planning meetings. Identify critical-path activities, phased turnover requirements, special quality management requirements, prefabrication, material handling and hoisting
Create project schedule as deliverable to customer and update via weekly meetings
Supervise and approve final construction/shop drawings, developing and/or approving design details; attend and manage MEP coordination meetings
Develop, plan and implement MBE/WBE/DBE participation
Develop, plan, implement and monitor employment or residency requirements
Lead weekly construction project meetings. Maintain thorough digital notes
Set-up onsite facilities and communications; hire and directly manage various consultants, approval of Foreman and all Subcontractors if necessary
Responsible for all project communication including RFI's, Change Orders and Submittals
Negotiate vendor costs and approve all invoices required per specific projects; purchase materials and/or equipment as needed
Responsible for maintaining a safe working environment compliant with OSHA regulations
Close out projects by completing Punchlists, Approve "As-Built" Drawings, preparing Operating and Maintenance Manuals inclusive of any additional parts required, training Operating Engineers, providing Client with appropriate training and Letter of Warranty, and confirming final payment
Responsible for final resolution of conflicts
Perform all other duties as assigned
Experience and Qualifications: Bachelor's Degree in Building Construction Management preferred or equivalent work experience Work experience operating within mechanical, electrical or general contractor preferred 3-5 years of related experience preferred Proficiency in all Microsoft Office Suite (Word, Excel, Outlook, Project)
