This Special Projects Community Manager will be managing the needs of an underperforming property focusing on occupancy, compliance, resident relations, collections, and maintenance. Duties Include: Reviews current property issues, prioritizes key concerns, and devises projects to resolve them. Directs improvement projects, ensuring they are completed on time and within budget constraints. Leads, coaches, and manages the property team, with a focus on achieving occupancy targets, lease renewals, and property enhancements. Collaborates with residents to build effective communication and retention programs, and promptly addresses resident concerns in a fair manner. Oversees rent collection, enforces collection policies, and manages evictions and collections according to company guidelines. Handles move-in and move-out processes, reviews charges, and inspects units to optimize chargebacks. Ensures applicant files meet housing program requirements (such as Section 8, vouchers, etc.). Ensures prompt responses to maintenance requests, conducts regular property inspections, and follows up on resident satisfaction. Supervises contractors and vendors, ensuring quality work and that all projects meet contractual obligations. Keeps up-to-date with federal, state, and local regulations related to property management and residents' needs. Provides performance reports to the Regional Manager and VP, highlighting key metrics related to occupancy, financials, and team performance. Assists with leasing activities, including processing applications, drafting leases, and working with marketing teams. Requirements: 5+ years of multifamily management experience Advanced Microsoft Office skills Tax credit and affordable housing experience Property Management software experience, Yardi experience a plus!
