The Assistant Community Manager (ACM) is a pivotal leader that aligns with the Community Manager and guides, encourages, and develops each office team member to achieve operational excellence and occupancy goals. In addition, this role will assist in the success of the property's financial performance. The ACM will be responsible for the asset quality and drive the community performance using KPIs. They will take the lead on marketing efforts, improving occupancy, and preventing stale units through marketing and analyzing the local market. They will participate in the sales process by engaging in tours, monitoring, and coaching the leasing team members for maximum tour to lease conversion and will drive occupancy success. Positive financial stability and leasing efforts for the community are top priorities.

What You'll Do...

  • Oversee and participate in the leasing process from the warm acceptance of the prospect prior to the property tour, selling the property/apartment, closing the lease, and completing a warm handoff to the Application Administrator.
  • Engage with the Community Manager and Integrated Services team to support the required financial responsibilities.
  • As needed, conduct thorough move-out inspections of apartments to assess the condition of the property, including fixtures, appliances, flooring, walls, and overall cleanliness within 48 business hours of the move out.
  • Collaborate closely with the Community Manager and Service Manager to monitor and schedule maintenance activities and expense control as per policy.
  • Lead change management behavior alongside the Community Manager.
Requirements

What You Need to Succeed...
  • High School Diploma or GED required.
  • 2+ years of previous Assistant Community Manager experience required.
  • 3+ years of property management experience preferred.
  • CAM certification preferred.
  • Communication skills, both oral and written.
  • Strong organizational skills.
  • Ability to delegate and problem-solve issues.
  • Brief temperature changes when moving between buildings
  • Frequent exposure to outside weather conditions
  • Possible travel to other properties owned by Avanti Residential
  • Pass criminal background screening prior to employment.
