The Commercial Maintenance Technician reports directly to the Commercial Property Manager with the following duties and responsibilities
Essential Duties and Responsibilities
• Physical upkeep of the office building, operating mechanical equipment, excluding those specifically designed for contract repair and services by outside vendors and contractors.
• Respond to alarm conditions.
• Perform all duties with the highest consideration for safety.
• Continually inspect buildings, grounds, and common areas to identify needed preventative maintenance, to ensure that the buildings and common areas are clean, grounds are being properly maintained, and to identify current and potential safety hazards.
• Maintain a clean, safe, and well-organized shop and equipment storage area in compliance with all OSHA regulations.
• Perform maintenance and repairs per written work orders.
• Strive to see that all work orders are completed within 24 hours.
• Schedule contractors for maintenance related work. Secure bids and proposals as directed.
• Complete all duties and maintain all records as required.
• Strictly follow established budgetary guidelines.
• Follow all Drucker + Falk purchasing directives and procedures.
• Always maintain the highest standards of tenant relations.
• Know the location of gas and water meter emergency cut-offs and sewer clean-outs.
• Performs other duties as assigned by the Commercial Property Manager.
• Responsible for adherence to policies outlined in the Employee Handbook.
• Responsible for keeping the maintenance shop, and all office building electric, mechanical, Telco, and storage rooms clean and in order at all times.
• Be immediately available in the event of snow.
• Perform other duties as assigned.
Qualifications
• Plumbing, electrical, and carpentry skills.
• Knowledge of regulatory compliance (EPA, OSHA, etc.).
• Knowledge of and demonstrated skill in electrical, mechanical, and plumbing used in the operation, maintenance and repair of building equipment and systems, including restroom fixture repair – toilets, urinals, sinks, etc.
• Knowledge of and demonstrated skill in office building equipment and systems, including ceiling tile replacement, exit sign lamp replacement, fluorescent and LED lamps and ballast replacements, and repairs/replacement to other common area and tenant lighting systems.
• Knowledge of and demonstrated skill with fire alarm and fire suppression systems and the monitoring, repairs, and maintenance of those systems.
• Knowledge of and demonstrated skill with water source heat pumps, boilers, chillers, and cooling towers.
• Ability to work rotating, on call weekend shifts.
Education and/or Experience
High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.
Certificates, Licenses, Registrations
Current driver's license, CFC Certificate (Where Needed)
Other Skills and Abilities
HVAC, Plumbing, Carpentry, Electrical skills, Pool certification (if required)
Other Qualifications
Knowledge of OSHA regulations, MSDS standards
