About the Opportunity:
This is an opportunity for a Senior Community Manager to lead all operations for two Class A residential rental properties including all marketing, property management, and financial aspects of a thriving apartment community based in the Princeton, NJ area. The successful Senior Community Manager meets company goals and achieves results through personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting, and compliance with all applicable laws and company policies.

Role and Responsibilities:

T The Senior Community Manager will be expected to spend time between both communities as needs dictate. The Senior Community Manager will direct the Resident and Leasing Manager as to where they should office in general, but also to have them spend time at each community as needs dictate.

MARKETING & LEASING:

  • Meet or exceed income and occupancy goals
  • Develop and implement marketing strategies
  • Assist in marketing, showing, and leasing of apartments
  • Implement and monitor online, print, and social media marketing strategies/sites
  • Actively recruit prospective residents
  • Conduct comparable market surveys to understand competitive apartment communities
  • Review and supervise the preparation of leases
  • Review and approve all rental applications within 24 hours
  • Inspect all vacant units at least once a week
  • Take responsibility for all marketing efforts, including running advertisements, training staff, and ensuring up-to-date advertising
  • Maintain organized vacant folders with lease information and ensure a well-maintained office
  • Continuously improve and maintain the property's curb appeal
  • Engage in corporate, business, and community outreach to enhance traffic and leasing

MAINTENANCE:

  • Regularly inspect the property with the Maintenance Supervisor to ensure a superior community appearance
  • Delegate maintenance work to team members or vendors and notify the direct supervisor of major maintenance problems
  • Handle all details of move-ins and move-outs, ensuring acceptable unit conditions
  • Supervise outside contractors working on the property in collaboration with the Maintenance Supervisor
  • Ensure grounds are consistently clean and free of debris
  • Analyze maintenance operations for cost reduction opportunities
  • Evaluate ways to improve the quality, efficiency, and economy of services and facilities
  • Purchase supplies and obtain necessary bids on contract work for review by the Regional Manager
  • Maintain accurate records regarding preventative maintenance, work orders, inspections, inventories, and safety

RESIDENT RETENTION:

  • Provide clean, safe, and well-maintained properties for residents
  • Handle resident requests within 24 hours and communicate any delays
  • Manage the lease renewal process, including rent increases and lease changes
  • Promote resident retention daily
  • Develop and implement community resident programs to enhance a sense of community and retention

ADMINISTRATION & ACCOUNTING:

  • Adhere to and enforce company personnel and operating policies
  • Prepare accurate budgeting and capital budgeting reports and submit them in a timely manner
  • Collect rent and monitor receivables
  • Handle delinquent accounts and initiate legal proceedings when necessary
  • Maintain accurate records of all property transactions
  • Purchase necessary office supplies and maintain an organized office
  • Document budget expenditures and stay within budget figures
  • Manage on-site debit card for "petty cash" and conduct monthly reconciliations
  • Collect all monies from the property
  • Continuously increase income and minimize operational costs

Supervisory Responsibilities:

May manage one subordinate supervisor who supervises others in the Maintenance Department. Directly supervises all office and leasing personnel and the Assistant Community Manager, if applicable. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.

Qualifications:

  • Education and/or Experience: bachelor’s degree (B.A.) from a four-year College or university; or three to five years of related experience and/or training; or equivalent combination of education and experience
  • Ability to read, interpret, and communicate documents such as safety rules, operating and maintenance instructions, and procedure manuals
  • Ability to write memos, letters, and reports
  • Ability to respond to complaints or inquiries from employees, residents, prospects, and vendors
  • Ability to calculate figures and amounts such as discounts, interest, commissions, and proportions
  • Ability to solve practical problems by considering courses of action within the framework of existing policies, principles, and standards
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form and deal with issues or problems by identifying relevant information and developing solutions through analysis and planning
  • Proficiency in spreadsheet software, word processing software, and property management software

Certificates, Licenses, Registrations:
  • Property Manager License and/or Real Estate License required as per state and local laws
  • ARM, CAM, CAPS, MPM, RMP desired but not necessary
Compensation:
$105,000 - $115,000
