We are currently searching for a Community Manager to work at the Parcels at Concourse located in Midtown Memphis, TN.

Community Manager:
Parcels Community Manager: Successfully operate and maintain the multifamily apartments to meet Crosstown Concourse's high standards and values. Duties include managing and directing the on-site staff, leading leasing and marketing activities, market analysis, resident relations and preparation/management of property budgets.

  • Accountable for all aspects of the day-to-day operation of assigned property.
  • Ensure that all physical aspects of the property are at all times fully functional and maintained.
  • Frequent interaction with residents, proactively responding to their needs; focus on relationship development and resident retention.
  • Achieve the highest possible net operating income through implementation of effective cost control.
  • Develop yearly operating and capital budget plans.
  • Monitor and enforce resident lease obligations.
  • Understand and maintain strict adherence to State and Federal Fair Housing Laws.
  • Communicate effectively with site staff members and ensure compliance of all personnel policies and procedures.
  • Provide direction and oversight to property maintenance staff.
  • Ensure that units/space conditions are in market ready condition.
  • Promote and teach safe work practices and ensure all safety of site and the occupants.
  • Perform regular inspections of managed property.
  • Bid, negotiate and manage vendor service contracts and one-time projects.
  • Train and mentor office staff in an effort to implement sales and marketing materials.
  • Provide reports as required.
  • Responsible for rental collection and posting as well as inputting invoices. Other tasks as assigned.


Primary Responsibilities:

Build strong relationships with the owners and management team, tenants, vendors, and contractors to manage a thriving apartment community, and collaborate to create a sense of community between Parcels residents and Concourse as a whole.
Generate and manage annual Parcels budget in the most efficient and profitable manner possible given existing market conditions and
consistent with the goals and objectives of both the Envolve Client Services Group and Crosstown Concourse. Prepare regular budget and operating report.
Recruit, train and mentor leasing staff and implement sales and marketing materials to maximize occupancy and rental income.
Recruit, hire and train a high-quality maintenance staff to ensure that all physical aspects of the property are fully functional and in an attractive condition. Perform regular inspections; recommend and coordinate necessary maintenance projects.
Maintain up-to-date knowledge of the property and competitive properties through consistent evaluation of market condition and trends.
Understand and maintain strict adherence to State and Federal Fair Housing Laws; communicate effectively with site staff members and ensure compliance of all personnel policies and procedures.

About Crosstown Concourse:

Once home to Memphis' leading employer, the historic 1.5-millionsquare-foot Sears, Roebuck & Co. warehouse and distribution center was built in 1927 and home to 1,500 employees who handled 45,000 orders daily.The building was abandoned in 1993 and stood vacant for more than 20 years, despite being one of Tennessee's largest structures. QUALIFICATIONS:

Minimum 3 years Community Manager or Assistant Manager experience or equivalent management experience. Drivers License required.

Must have strong financial management skills and be well versed in budgeting, forecasting and cost control.

Ability to work effectively and lead the community staff in a fast paced, ever changing environment.

Solid multi-tasking skills along with the ability to meet deadlines.

Ability to communicate professionally and effectively with co-workers, residents, vendors and corporate staff.

Must be proficient with Microsoft Office (Excel, Word, and Outlook).

Willingness and ability to work weekends and holidays when the business requires.

Must be able to travel for training and occasional business meetings.

High School diploma or equivalent; some college strongly preferred.

Rate: 75K
