The COMMUNITY MANAGER is responsible for all phases of the operation of property, including, but not limited to, leasing and resident retention, the general administration and maintenance of the physical plant, to direct and control all personnel and resources so that the property is maintained at all times in good physical condition with stabilized fiscal operations. Managers are in a position of responsibility whereby they are required to make important decisions. We ask our Community Managers to thoroughly define the questions or problem and then use the process of obtaining consensus in order to bring out the full range of alternatives.

Job Functions

Acts as a role model at all times by demonstrating the core values through work ethic and effective leadership

Continually monitor occupancy and revenue goals to ensure property is performing to the budgeted expectation. Motivate and oversee site team to meet goals and ensure operational success.

Leads the team to create positive memorable experiences by exceeding expectations for all residents to maximize resident retention.

Assesses team member training needs and ensure thorough understanding of systems and adherence to policies.

Establish schedules and assign personnel to routine maintenance, emergency coverage, and preventative maintenance.

Supervise, encourage, support, and aid other employees on property.

Develops capability of team members in order to meet key performance goals and future succession requirements.

Approve all application, leases, and renewals.

Works in partnership with marketing to shape local marketing and leasing strategies based on relevant market data to achieve the property's occupancy and revenue goals

Ensures marketing campaigns, advertising and promotional activities are effectively implemented

Meets targeted revenues by making rate recommendations based on market data and monitors payments.

Promotes resident satisfaction and retention by ensuring a timely response to questions, requests and complaints in a timely manner, and taking appropriate action to resolve and address service issues.

Actively seeks interaction and contact with residents to proactively seek to improve service delivery and ensure community events enhance the overall resident experience.

Originates, approves and submits purchase orders and processes invoices from vendors, contractors and service providers for payment.

Oversees the tenancy management process by coordinating periodic apartment inspections, evicting residents, and imposing and collecting late fees and other charges within the terms of the agreement.

Ensures the operation of the community complies with Company policies and procedures and any laws and regulations governing housing operations and residential lettings.

Manages planned and reactive maintenance and engages in timely resident communication to ensure thorough completion to a high standard.

Obtain competitive bids from contractors to perform work and supervise same.

Report accidents and/or incidents to the corporate office immediately and prepare proper reports.

Participate in meetings, programs, and seminars relating to property management and laws governing apartments

Conducts regular community walks and inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.

Oversee maintenance team and ensure timely completion of work orders, quality of work and resident satisfaction.

Prepares and forecasts annual budgets by analyzing financial statements, reviewing marketing information, and accessing operational reports.

Manages the financial performance by monitoring variance reporting in respect of budgeted. Maintains on-going communication about the performance of the property, and responds with urgency to concerns, questions, issues, and requests.

Performs all other duties as assigned
