About the Role:

We are excited to invite an experienced Community Manager with Project-Based Section 8 expertise to our expanding team in San Pedro, CA. In this role, you will manage all aspects of property operations, including leasing, resident relations, and compliance. You will be responsible for maintaining a positive community atmosphere, ensuring the financial health of the property, and overseeing daily operations with a focus on Project-Based Section 8 requirements and compliance. What You’ll Do:

  • Manage the day-to-day operations of the property, ensuring smooth and efficient functioning while maintaining high service standards for residents.
  • Lead and supervise the leasing team, including handling resident applications, screenings, move-ins, and move-outs.
  • Ensure full compliance with Project-Based Section 8 regulations, including conducting annual recertifications, updating tenant files, and managing waitlists.
  • Monitor and enforce compliance with all affordable housing regulations, ensuring consistent and accurate policy adherence.
  • Develop and manage the property’s budget, ensuring financial targets are met, expenses are controlled, and rent collections are on track.
  • Build strong relationships with residents, address their concerns, and maintain a positive community atmosphere.
  • Collaborate with maintenance staff to ensure the property is well-maintained and service requests are handled promptly.
  • Coordinate with vendors, contractors, and other third-party service providers to complete capital improvements and maintenance projects.
  • Prepare and submit all required reports and documentation to regulatory agencies and ownership.

What We’re Looking For:

  • 3+ years in property management, with at least 2 years managing Project-Based Section 8 housing on 150 or more units.
  • In-depth understanding of affordable housing compliance.
  • Strong financial management abilities, including budget preparation, rent collections, and cost control.
  • Proven experience in supervising and leading a team, with excellent communication and interpersonal skills.
  • Expertise in using property management software (such as Yardi or similar) and Microsoft Office Suite.
  • Strong problem-solving and conflict resolution skills, focused on maintaining positive resident relations.
  • Ability to manage multiple tasks and priorities in a fast-paced environment.
