ROLE SUMMARY
The Design Project Manager will work closely with the Development team to lead our design rollout initiatives including a new studio prototype, and studio refresh program. They will define key design elements and evolve the overall look and feel of the studios. With 215 existing studios and a growth plan to increase studio count year over year this role will have large visual impact to the portfolio. The Design Project Manager will also support in execution of the refresh program of 25+ studios/year by working onsite to scope projects and complete punch with contractor. They will be responsible for vendor management of architects and other key major vendors (millwork, flooring & lighting) including purchasing of products for both refresh and new studios. This position reports to the Director of Design & Construction and will work closely with the Development Team and Operations team. ESSENTIAL JOB DUTIES
- Collaborate with the Real Estate & Development Team to review existing site conditions and generate test fits for Real Estate Committee packages for potential new studios
- Collaborate with Construction and Facilities to define scope for refresh program & scope studios (25+)/yr to support national rollout.
- Manage architects and vendor partners to complete construction documents for permitting, including preliminary floor plan/layout, reflected ceiling plan, interior finish plans and legends, plumbing, door, lighting (etc.) schedules, interior & exterior elevations, and written specifications
- Review and redline all construction documents before submitting to permit. Manage constructability and value engineering review changes.
- Work with vendors to review and approve finishes, fixture and equipment submittals during construction process.
- Prepare and manage preconstruction schedules with inspection, design and permitting milestones.
- Collaborate with Construction Team during budgeting, design and construction phases.
- Coordinate and manage permitting experts and expeditors to ensure realistic timelines and expectations are met in relation to New Studio Openings and Refresh
- Have 5+ years of experience working in a design role with similar responsibilities
- Bachelor's Degree required, preferably in Architecture or Design related field
- Skilled in AutoDesk Architecture/AutoCAD, Revit and other related construction documentation software
- Ability to read and understand construction documents, drawings, leases and contracts
- Thrive in a fast-paced environment and can prioritize while working under multiple deadlines
- Proven self-starter with ability to take on new projects with enthusiasm
- Must be willing to travel up to 30% in order to fulfill the requirements of the position
- Strong professional and effective verbal and written communication skills. Must have excellent written and oral communication skills
