Position Purpose: The Regional Marketing Manager will play a pivotal role in Northland's Marketing Department, leading marketing strategies across a designated portfolio of multifamily properties. This position requires a deep understanding of property-specific needs and market trends to develop and implement tailored marketing initiatives that attract prospects and drive qualified leads. The Regional Marketing Manager will oversee all aspects of marketing across properties, including digital campaigns, photography and videography, vendor relationships, and strategic planning. Collaboration across departments, with Regional Property Managers, and on-site teams is essential to ensure effective and cohesive marketing execution.

- Develop a deep understanding of property specifics, resident preferences, market conditions, and competitor landscape through collaboration with leasing teams, ongoing market research, and competitor analysis.
- Implement marketing strategies that align with market trends and property needs, customizing a marketing mix for each property, including SEO, PPC, ILS, and other digital channels.
- Streamline the management of property specials and concessions, ensuring timely updates and accurate communication across digital platforms.
- Spearhead marketing initiatives for properties, ensuring that photography, videography, and content resonate with the target demographic.
- Collaborate on the creative direction of property branding, shaping unique positioning, visual identity, and digital strategies to differentiate properties from competitors.
- Monitor and analyze the performance of digital marketing campaigns and regularly track KPIs, such as lead conversion, resident engagement, and campaign ROI, providing actionable insights to optimize future strategies.
- Prepare detailed reports on property marketing performance and make data-driven recommendations for improvement.
- Build and maintain a network of trusted vendors and suppliers, including photography, signage, and digital marketing services, ensuring high-quality deliverables.
- Manage advertising opportunities, including contract negotiation and budget management, ensuring optimal ROAS.
- Serve as the primary marketing contact for Regional Property Managers and on-site teams, fostering clear communication and collaboration.
- Work closely with the Marketing Coordinator to ensure the smooth execution of marketing requests and initiatives, including branding and social media efforts.
- Ensure consistent branding across all marketing materials, digital content, and customer touchpoints, preserving brand integrity and delivering a cohesive experience throughout the resident journey.
- Develop and implement processes that promote efficiency and high performance within the marketing team, ensuring streamlined workflows and consistent output.
- Bachelor's degree in marketing, business, or related fields required.
- 5+ years of experience in marketing, preferably in multifamily real estate.
- Strong understanding of marketing fundamentals and expertise in digital marketing channels, including SEO, PPC, and ILS platforms.
- Proficiency with CRM platforms, Google Analytics, and other digital marketing tools.
- Excellent communication and organizational skills, with the ability to manage multiple priorities and deadlines.
- Proven experience managing vendor relationships and ensuring high-quality deliverables.
- Strong proficiency in data analysis and advanced digital marketing skills, with a focus on delivering measurable results.
- Ability to collaborate effectively with cross-functional teams, including on-site teams, vendors, internal stakeholders, and marketing team members.
- Strategic thinker with a data-driven approach, able to effectively transition from planning to execution.
- This position includes occasional travel for on-site property visits and conferences as needed.
