About the Job

As a Senior Design Manager in our West office, you'll play a pivotal role in shaping our projects from concept to completion. You'll be a leading voice in every stage, from due diligence and zoning to design innovation and construction coordination. Your expertise will guide the team through critical phases, ensuring each development is meticulously planned, designed, and executed. You'll collaborate with top-tier design consultants, push the boundaries of design and technology, and keep our projects aligned with the latest market trends. Essential Functions & Responsibilities

Due Diligence Phase.
  • Assist the Dev Manager work thru the Due Diligence Checklist and the Hard Cost Questionnaire.
  • Reviews preliminary site plans, building types, building codes and project unit mix to give direction to the design consultants on the Yield Study.
  • Works with the Preconstruction Team to ensure the project scope is defined before the first project budget is created.
  • Reviews existing zoning regulations or proposed zoning regulations with the Dev Manager to understand constraints and opportunities.
  • Helps the Dev Manager order the Geotech report and review report with architect and structural when it is created.
Entitlements, Zoning and Permitting Phase.
  • Assists the Development Manager with the CEQA and Platting Submittal
  • Coordinates with the Dev team to choose the full design consultant team (Architect, Structural, MEP, Civil, LA, ID, Accessibility Consultant, Building Envelope Consultant, Dry Utility, Solar, etc.)
  • Assists the Dev Manager in creating a submittal schedule that integrates with the overall design schedule
  • Assists the Precon Manager with initial VE ideas to make sure project scope is within expectations
Third Party Coordination and Internal Liaison.
  • Contract review - Review design consultant proposals for scope and cost. Help in negotiations as needed.
  • Coordinates third party design consultants through the design process. Review drawings and lead design meetings and page turns to make sure clear direction is given to the design consultant team (Architect, Structural, MEP, Civil, LA, ID, Accessibility Consultant, Building Envelope Consultant, Dry Utility, Solar, etc.)
  • Communicate regularly with Development team, Pre-Construction team and Construction team on project progress and proactively brings material issues to the attention at a timely manner to reduce impacts on schedule or project cost.
  • Coordinates and manages the accessibility and waterproofing review process ensuring plan review and compliance is met by the 3rd party reviewers and the design consultant team.
  • Coordinates utility designs (electrical, franchise and natural gas) with engineering team. Verify that the dry utility consultant is on schedule and assist as needed to make sure this tracks parallel with the design development phase.
  • Coordinates and manages the Low Voltage designs. Verify the LV consultant is on schedule and working actively with the architect and mep engineer during the design development and construction documents phase. Ensure LV, A/V and Access Control standards are implemented in the drawings. Review designs with the Dev Manager and the IM Asset Manager for full internal approval.
  • Coordinates Interior Design Interior Finish Presentation during design and the Interior FFE presentations during construction. Ensure design and cost feedback is given in a timely manner. This will require quick internal coordination with the Dev Manager and the Precon Manager to get multiple iterations created before final approval.
  • Coordinates Fitness Equipment designs between fitness consultants/vendors and the design consultant team. Review designs with the Dev Manager and the IM Asset Manager for full internal approval.
  • Works closely with Vice President of Design and Development to look at future needs - Design & Technology Innovation changes, New market trends and implementing lessons learned and best practices.
Design and Drawing Review.
  • Uploads drawing sets to Procore during the Design Phase.
  • Review and markup drawing sets during the Due Diligence Phase, the Entitlement or Concept Phase, the Schematic Design Phase, the Design Development Phase and the Construction Documents Phase. Sets will be reviewed using the Design Deliverable Consultant Rating Checklist and all comments will be provided in Procore. If more complex markups requiring overlays or drawings are required, those will be sent via Bluebeam.
  • Help develop initial amenity layouts and pool courtyard design layouts. Provide feedback and help coordinate disciplines in these areas. Assists in the selection of color schemes, pool finishes, landscaping plant mater, etc.
  • Periodically meets with the Precon Team, the Construction Team and the Development Team to review project status and workload management. Integration of teams is critical and the ability to work together is the only way to succeed in this role.
  • Coordinate with the QA/QC Manager, Design Consultants, Pre-Construction Team and Construction Team to implement VE comments and coordinate requested drawing and specification changes for the final IFC set prior to construction.
Construction Coordination.
  • Review specific shop drawings, submittals and RFIs as the last reviewer to provide final direction.
  • Assist the QC Manager or Superintendent with the 3rd party site observation reports and make recommendations as requested based on-site inspections and reviews. If deficiencies are noted, assist in assessing solution options.
  • Visit project sites once a month on average during construction to ensure the project is consistent with plans and specs and identify areas that could use additional focus. Site visit opportunities include exterior mockups, unit interior mockups, unit box walks, clubhouse box walks, milestone declarations and monthly OAC meetings. Observation reports are to be kept for documenting discussions, decisions and corrections.
Market Trend Analysis.
  • Assist Vice President of Design and Development with the collection and coordination of design components, products and example images for current developments, competitor developments (i.e., flooring, windows, kitchen features, and amenities) and best practices from other product types (single family, hospitality, resorts, etc.).
  • Assis in the future thinking process of identifying what's next in our industry and how we can be on the cutting edge.
Mentoring.
  • Mentor Design Managers or Assistant Design Managers on the team to help train them on JPI standards and process/procedures.
  • Help develop and update the JPI Standards document on a yearly basis.
Non-Essential Functions & Responsibilities

Education, Work Experience, & Physical Requirements
  • Bachelor's Degree in Architecture, Civil Engineering or Construction Science
  • At least 10 years in an architecture project management or construction management role
  • Demonstrated ability to project manage and work effectively with different constituents
  • Excellent verbal and written communication skills, including ability to effectively communicate with internal and external customers
  • Excellent computer proficiency (MS Suite - Word, Excel, PowerPoint and Outlook)
  • Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service
  • Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices.

California General Base Pay Range

Note that the actual base pay offered will be contingent upon the candidate's overall experience, skills, internal existing associate equity and overall budget of the Company at the time of offer. The range is specific to base pay only. Additional compensation and/or bonus eligibility details will be shared by the Recruiter.
