The Position:

The Community Manager will oversee all business operations and is responsible for the leasing, marketing, and maintaining positive resident relations of the community.

The Community Manager will handle the approval of leases by reviewing each application, background screening, and reviewing income, as well as the signing of community leases.

You are a goal-oriented go-getter who understands budgets, assets, and financials, and cares deeply about operational aspects of running a business, and that it's all about the people! You will be working closely with your onsite leasing and maintenance team, as well as your Regional leadership. High energy that helps motivate the leasing team and helps build resident retention will be rewarded.

Responsibilities:

  1. Managing the financial performance of the property by overseeing rents, occupancy, and expenditures.
  2. Analyzing performance and trends to develop and implement monthly marketing plans, monthly budget projections, and discuss strategies with Regional leadership.
  3. Reviewing, understanding, and reporting financial information.
  4. Training, motivating, and supervising all on-site staff to achieve operational goals of the assigned community, and reviewing and approving all timesheets.
  5. Providing direction and oversight to property maintenance staff.
  6. Ensuring that buildings, units, and amenity space conditions are in market-ready condition.
  7. Performing regular inspections of the managed property.
  8. Providing excellent customer service while maintaining the highest standards of resident service.
  9. Ensuring model apartments and target apartments are ready for show and maintaining work areas, common areas, and office in a clean and orderly manner.
  10. Completing lease forms or agreements and collecting rental deposits.
  11. Marketing the property effectively by answering questions, conducting tours, and promoting community amenities.
  12. Having a thorough knowledge of lease terms, specifications, and all community policies.
  13. Keeping updated informational material and distributing it to local businesses, apartment locators, etc.
  14. Optimizing occupancy and increasing community visits by finding new ways to boost online engagement, updating promos/advertising, and creating new marketing strategies.
  15. Regularly “shopping” competitive properties and remaining knowledgeable of market conditions.
  16. Conducting outreach marketing at least twice per week.
  17. Developing and maintaining an ongoing resident retention program.
  18. Maintaining all resident and property files.
  19. Courteously and efficiently handling resident requests and complaints.
  20. Bidding, negotiating, and managing vendor service contracts and one-time projects.
  21. Always maintaining a professional appearance and attitude.

Goals:

  1. Occupancy, retention, and net operating income are at an all-time high.
  2. Assisting in the preparation of the budget, and adherence to approved budgets.
  3. Completing month-end and year-end reporting as required.
  4. Providing a narrative of all monthly budget variances +/-10% AND +/- $500 per line item.
  5. Ensuring that property operations are compliant with all applicable regulatory requirements.
  6. Sharing the organization’s priorities with your team, making sure they follow protocol and motivating them to go above and beyond the call of duty.
  7. Multitasking to meet deadlines in a timely and organized manner.
