Position Description:
This is an exciting opportunity to join a progressive organization and become involved in the redevelopment of the Mildred Hailey Apartments located in Jamaica Plain, Boston. Currently, construction is nearing completion of the first two buildings, totaling 223 new apartment homes, a community center, a business tech center, and an underground parking garage. When all phases are completed, there will be 673 new apartment homes for new and returning residents.
Under the direction of the Portfolio Operations Manager, the Senior Community Manager is responsible for the daily operations of multiple communities. This role emphasizes achieving financial objectives, maintaining physical condition and curb appeal, and providing internal and external customer service. Responsibilities include training new team members and participating in the transition of other buildings, with a primary goal of increasing cash flow by maximizing occupancy/revenue and minimizing operating expenses while maintaining the physical asset.
Essential Functions:
- Development and achievement of operating budgets; conduct monthly variance reviews with Assistant Community Manager(s) and Service Manager(s).
- Recruiting, selection, training, coaching, managing, and motivating team members.
- Lead and direct site teams, providing ongoing training and mentoring for compliance with standard operating policies.
- Ensure accurate tracking of team members’ time and manage overtime effectively.
- Perform written and verbal performance evaluations for team members in accordance with company guidelines.
- Responsible for accurate and timely entry of all revenue transactions and rent collection.
- Review monthly property financial reports and report significant variances.
- Manage legal proceedings for non-payment of rent and coordinate with TCB's attorney.
- Monitor lease expirations and ensure timely re-certifications and lease renewals.
- Maintain occupancy at 97% or above in compliance with the approved Tenant Selection and Affirmative Fair Housing Marketing Plans.
- Ensure compliance with Affirmative Fair Housing Marketing Plan, Regulatory Agreement, and other requirements.
- Oversee property upkeep, including regular inspections and maintenance delegation.
- Ensure compliance with HQS and REAC standards or inspections.
- Monitor work order systems and follow up on service requests.
- Organize and prepare quarterly requests for operating or replacement reserve draw requests.
- Maintain onsite resident and vendor files in compliance with standards.
- Engage with residents and coordinate community activities.
- Other duties as assigned.
Additional Responsibilities:
- Attend trainings, seminars, and conferences.
- Be available for emergencies, on-call duties, and resident functions as needed.
Knowledge, Skills and Abilities:
- Strong experience with Microsoft Word, Excel, Outlook, and Yardi or other industry software.
- Excellent verbal and written communication skills.
- Knowledge of Federal Fair Housing Laws & Guidelines.
- Excellent leadership skills.
Physical Demands & Work Environment:
- The employee is required to move around the building or site and access file cabinets, equipment, etc.
- May require travel depending on business needs.
- Must work under deadlines and meet those deadlines.
- Ability to lift up to 50 pounds as needed.
Education & Experience:
College degree and/or 3+ years of experience in Property Management, Hotel, Hospitality, or Retail required.
- Industry designations (COS, LIHTC, ARM, CPM, CPMC, etc.) required or the ability to achieve certification within 6 months of hiring.
- Minimum team supervision experience of at least 3 people.
